Real Estate Review: Alpine Tower, Tingkat Bukit Jambul
Alpine Tower is a single 23-storey block of condominium completed in 2003 at Tingkat Bukit Jambul. Built on leasehold land, it has 173 units ranging in size from 968 to 1474 square feet. There are two types to choose from, three bedroom units and four-bedroom units. Estimated selling price per unit range from RM230,000 to RM400,000 while monthly rental goes for between RM1000 to RM2000. Maintenance fees are upwards of RM100 per month.
Facilities
Facilities include security service, parking lot, car wash bay, swimming pool, jacuzzi, gymnasium, barbeque pit, children's playground, games room, multipurpose hall, ASTRO-ready cabling, high speed Internet access, and landscaping.
Location
Alpine Tower is 12.5 km from Magazine Circus. It is more suitable for people working in the Bayan Lepas Free Industrial Zone area than for those working in George Town. Having said that, I have to point out the congestion along the Paya Terubong as well as Lebuh Bukit Jambul roads especially in the morning and evening rush hour.
Public Transport
There isn't any public transport that goes all the way to Alpine Tower. At the nearest, Rapid Penang Bus 301 and 306.
Amenities
The nearest schools from Alpine Tower include Sekolah Rendah Jenis Kebangsaan Relau, Sekolah Rendah Kebangsaan Sungai Ara, Sekolah Rendah Jenis Kebangsaan (Cina) Chong Cheng, Sekolah Rendah Jenis Kebangsaan (Cina) Min Sin and Sekolah Menengah Sungai Ara. The nearest shopping mall is Bukit Jambul Complex. Sunshine Square, Queensbay Mall and Giant Hypermarket are also within a short distance away. The petrol stations in Relau include a Shell and a Petronas. The nearest hospital is Hospital Pantai Mutiara.
Traffic
The main road, Jalan Relau, is pretty congested, especially during rush hour. Jalan Paya Terubong, going down the hill, isn't any better. A large amount of the traffic comes from vehicles passing through Relau from Air Itam and Paya Terubong. The flow is southbound in the morning, as workers head to Bayan Lepas for work, and in the opposite direction in the evening. This often cause much congestion at the Relau junction as well as at the junction of Persiaran Bukit Jambul with Jalan Dato Ismail Hashim.
You may also consider using Lebuh Bukit Jambul, which means a steep climb up and down the hill every day. That's the price for choosing a hilly location for your home.
