The Tengah Planning Area (Simplified Chinese: 登加, Traditional Chinese: 登加, Pinyin: Dēngjiā, Malay: Tengah, Tamil: தெங்கா) is Singapore’s newest residential town, located in the West Region of Singapore. Covering about 7.0 square kilometres, Tengah has been master-planned by the Housing & Development Board (HDB) as the nation’s first “Forest Town,” with a strong emphasis on sustainability, green spaces, and smart technology. When fully developed, Tengah is expected to house around 42,000 new homes, serving more than 100,000 residents.
For much of Singapore’s modern history, Tengah was part of a military training ground and largely inaccessible to the public. The area was forested and relatively undeveloped compared to surrounding towns such as Choa Chu Kang and Jurong West. In 2016, the government announced plans to transform Tengah into Singapore’s 24th HDB town, marking the first new town to be built since Punggol in the 1990s.
Tengah is envisioned as Singapore’s first “Forest Town,” designed with five distinct districts—Plantation, Garden, Park, Brickland, and Forest Hill. Each district has its own character, with greenery woven into the town’s layout. A large central park and a 100-metre-wide Forest Corridor will connect Tengah with the surrounding Central Water Catchment and Western Catchment Area, promoting biodiversity and outdoor recreation.
Tengah lies in the western part of Singapore, bordered by Choa Chu Kang to the north, Bukit Batok to the east, and Jurong East and Jurong West to the south and west. Its central location within the West Region makes it well connected to surrounding towns while still offering a quieter environment.
As of 2024, new Build-To-Order (BTO) flats are being progressively launched in Tengah. The homes range from 2-room Flexi units to 5-room flats, designed with energy-efficient features and smart-enabled infrastructure. A typical 4-room flat (approx. 1,000 sq ft / 93 sq m) in Tengah is priced from SGD 350,000 to 450,000, making it more affordable than similar units in mature estates such as Bedok or Toa Payoh. Rentals are expected to be competitive as the town matures and amenities expand.
Tengah integrates advanced technology into its design. Smart energy management systems, centralized cooling, and electric vehicle-ready infrastructure are planned. The town also features extensive cycling paths and car-free zones in residential districts, promoting walkability and reducing reliance on private cars. Solar panels and rainwater harvesting systems will further enhance sustainability.
Tengah will be served by four stations on the Jurong Region Line, including Tengah MRT, Tengah Plantation MRT, Hong Kah MRT, and Tengah Park MRT. These stations will significantly improve connectivity to the rest of the West Region and to the Downtown Core. Major roads such as Bukit Batok Road and the Pan Island Expressway (PIE) provide road access to the town.
The Tengah masterplan includes neighbourhood centres, community clubs, healthcare facilities, and schools. Large-scale commercial developments are planned to provide retail and services within walking distance. Parks, community gardens, and nature trails will be central to daily life in Tengah, encouraging outdoor activity and social interaction.
