Plantation is one of the five residential subzones within the Tengah Planning Area of Singapore. As of 2024, it has an estimated population of 7,700 residents. The subzone is part of the pioneering development of Tengah, also called Singapore’s “Forest Town,” which emphasises green living, sustainability, and smart infrastructure. Plantation is distinguished by its thematic housing precincts, communal amenities, and lush landscaped environment that blends urban life with natural greenery.

The name “Plantation” (种植区; Zhòngzhí qū) draws from the agricultural past of Tengah, which once housed plantations and farmlands before urban redevelopment. History

Plantation is among the first neighbourhoods in Tengah to be launched for public housing under the Housing & Development Board (HDB). Development began in the late 2010s, with the first Build-To-Order (BTO) projects offered in 2018. By the early 2020s, construction was well underway, and the first residents began moving in around 2023. The subzone forms part of Tengah’s vision as Singapore’s first smart and sustainable town, featuring centralised cooling systems, smart waste collection, and energy-efficient designs.

Geography and Boundaries

Covering an area of 0.8991 sq km, Plantation is located in the southern part of Tengah. It is bordered by the Park subzone to the northeast, Brickworks to the east, Bukit Batok West to the southeast, Yuhua West to the south, and Garden subzone to the west. Its strategic location places it between the new Tengah town centre and established residential estates in Bukit Batok and Jurong East.

Real Estate Information

As of 2024, real estate in Plantation primarily consists of HDB flats launched under the BTO scheme. Flat sizes range from 2-room Flexi units to larger 5-room units. Prices for BTO launches in 2023–2024 ranged approximately from SGD 120,000 for a 2-room Flexi flat to SGD 450,000–500,000 for a 5-room flat, depending on location and grant eligibility1. Rental prices are expected to remain competitive compared to mature estates, with 4-room flats averaging SGD 2,500–2,800 per month as of 2024. No private condominiums or landed housing are present within Plantation, as it is designated mainly for public housing.

Fun Fact

A unique feature of Plantation is that it is among the first HDB estates in Singapore to trial centralised cooling systems, designed to replace conventional air-conditioning with a more energy-efficient, sustainable alternative. This innovation aligns with Tengah’s status as a model for future public housing estates in Singapore.
