Serangoon North Industrial Estate is a subzone within the Serangoon Planning Area of Singapore. Unlike its residential neighbours, this subzone is wholly dedicated to industrial use and has no resident population. It plays a critical role in supporting Singapore’s manufacturing and light industrial sectors, while also providing employment opportunities for people in and around Serangoon.
The name Serangoon North Industrial Estate (实龙岗北工业区, pinyin: Shílónggǎng Běi Gōngyèqū) directly refers to its purpose as an industrial estate situated in the northern part of Serangoon. The term “Serangoon” itself is of uncertain origin, though some theories suggest it may derive from the Malay word for marsh bird, “rangoon,” reflecting the area’s early natural landscape.
The estate was developed in the late 20th century as part of Singapore’s industrial decentralisation strategy, which aimed to spread industrial activity beyond traditional hubs such as Jurong. By establishing industrial estates within residential towns like Serangoon, the government sought to provide employment closer to homes, reducing commuting times and encouraging balanced urban growth.
Serangoon North Industrial Estate is located on the western side of the planning area. It is bordered by Seletar Hills to the north, Serangoon North to the east, Serangoon Garden to the south, and Chong Boon in the Ang Mo Kio Planning Area to the west. The estate’s location places it at the crossroads of several residential and commercial subzones, while maintaining a buffer of greenery and roads that separate it from the housing estates nearby.
As of 2024, the subzone has no residential population. Its human presence is defined by the daytime workforce of employees who commute here for industrial and commercial activities.
The character of the subzone is distinctly industrial. It hosts a variety of factories, warehouses, and small-to-medium enterprises engaged in electronics, logistics, automotive services, and other light industries. Many of the industrial buildings are purpose-built flatted factories and workshops managed by JTC Corporation and private developers. The landscape is marked by utilitarian structures, wide roads for logistics vehicles, and functional facilities designed to support business operations.
The estate enjoys strong connectivity to the rest of Singapore. It is served by an extensive network of public buses that link it to nearby MRT stations such as Serangoon MRT Station on the North East Line and the Circle Line, and Ang Mo Kio MRT Station on the North South Line. Road access is provided by major thoroughfares that connect to the Central Expressway, facilitating the movement of goods and workers. Ample loading and parking facilities within the estate support industrial logistics operations.
As a non-residential subzone, community amenities are minimal within the estate itself. However, workers benefit from nearby food centres, coffee shops, and service outlets in Serangoon North and Serangoon Garden. The proximity to Serangoon Garden means employees can easily access the famous Chomp Chomp Food Centre for dining after work hours.
The estate’s identity is strongly tied to its role as an employment hub. While it does not possess the residential community life of surrounding subzones, it contributes to the broader Serangoon area’s reputation as a balanced district that integrates living, working, and leisure. For many residents nearby, the estate provides jobs within walking or short commuting distance.
Although primarily functional, the estate has some notable features such as clusters of automobile repair workshops and niche electronics factories that attract both business owners and customers from around the island. Its close proximity to Serangoon Garden also means that the industrial landscape contrasts sharply with the adjacent residential and lifestyle-oriented environment.
Unlike residential subzones, Serangoon North Industrial Estate does not have HDB flats or private condominiums. Instead, its real estate market focuses on industrial properties. Rental rates for industrial units vary depending on size and facilities but are generally more affordable compared to prime industrial areas closer to the Central Region. The estate appeals to SMEs looking for cost-effective spaces in a convenient location, with average unit sizes ranging from 1,000 to 5,000 square feet.
Despite being an industrial zone, Serangoon North Industrial Estate is closely linked to Singapore’s pet trade. Several pet shops, grooming centres, and pet supply wholesalers operate in this estate, making it a niche destination for pet owners across the island.
