Seletar Hills is a subzone located within the Serangoon Planning Area of Singapore. Known for its landed housing estates, lush greenery, and proximity to major expressways, the area provides a quieter residential environment compared to busier parts of Serangoon. With a population of 15,390 in 2024, Seletar Hills has become an attractive address for families seeking space and tranquillity while remaining well connected to the rest of the island.
In Chinese, Seletar Hills is written as 实里达山 (pinyin: Shílǐdá Shān). The name “Seletar” originates from the indigenous Orang Seletar people, a Malay sub-ethnic group who historically lived around the Johor Straits and northern Singapore. The word “Hills” refers to the area’s slightly elevated terrain, which historically distinguished it from the surrounding lowlands.
The history of Seletar Hills is tied to the development of northeastern Singapore. Before the 1960s, the area consisted mainly of rural kampongs, rubber estates, and forest land. With the expansion of urban housing in Serangoon and the establishment of the Sembawang Planning Area as a naval and military zone, land in Seletar was gradually converted into residential estates. In the 1970s and 1980s, the Seletar Hills Estate was developed as a private housing neighbourhood dominated by semi-detached homes and bungalows, catering to middle and upper-middle-class residents. Unlike areas such as Serangoon Central, which were developed with HDB flats, Seletar Hills retained its character as a low-density landed estate.
Seletar Hills lies in the northern part of the Serangoon Planning Area. It is bordered by Sengkang West to the northwest, Fernvale to the northeast, Trafalgar to the east, Serangoon North to the southeast, Serangoon North Industrial Estate to the southwest, and Yio Chu Kang East to the west. Its location places it near the border with Ang Mo Kio and Sengkang, making it a strategic residential pocket in the northeast.
As of 2024, Seletar Hills has a population of 15,390 residents, spread across 2.331 sq km. With a density of 6,603 people per sq km, the subzone is considerably less dense than neighbouring Serangoon Central or Serangoon Garden. The population growth rate of +1.1% per year between 2020 and 2024 reflects steady demand for housing in the area, particularly among families seeking landed properties.
Seletar Hills is dominated by private landed housing, including terrace houses, semi-detached homes, and bungalows. It has little to no HDB development, giving it a distinct identity compared to many other subzones in Serangoon. The neighbourhood is characterised by tree-lined streets, low-rise architecture, and a suburban feel. Commercial activities are minimal, limited mostly to small clusters of shops and dining outlets at neighbourhood centres.
Although Seletar Hills does not have an MRT station within its boundaries, nearby stations such as Serangoon MRT Station on the North East Line and Circle Line, and Ang Mo Kio MRT Station on the North South Line, provide access to the wider MRT network. Bus services along Yio Chu Kang Road and Upper Thomson Road link the area to other parts of Singapore. Drivers benefit from proximity to the Central Expressway (CTE) and Tampines Expressway (TPE), making travel to the city centre or Changi Airport relatively convenient.
Residents of Seletar Hills enjoy a peaceful neighbourhood with access to amenities in nearby Serangoon, Ang Mo Kio, and Sengkang. Popular amenities include Serangoon Gardens’ Chomp Chomp Food Centre, the Greenwich V mall, and recreational facilities at nearby parks and country clubs. Schools in the vicinity include Rosyth School and Serangoon Garden Secondary School, adding to the area’s family appeal.
Seletar Hills is widely seen as a prestigious yet homely residential estate. It combines the exclusivity of landed property with the convenience of nearby town centres. Its identity contrasts with denser subzones such as Upper Paya Lebar or Lorong Chuan Subzone, which are more mixed in housing type. Long-time residents and newcomers alike value the tranquillity and greenery that define the estate.
While Seletar Hills itself is primarily residential, its location provides easy access to attractions in the wider area. These include the Seletar Aerospace Park and its F&B enclave “The Oval,” Bishan-Ang Mo Kio Park, and the vibrant eateries of Serangoon Garden. The nearby Seletar Reservoir offers a scenic spot for outdoor activities such as jogging and fishing.
Real estate in Seletar Hills is focused on landed properties. Terrace houses and semi-detached homes generally have land sizes ranging from 1,600 to 3,000 sq ft, while bungalows can exceed 4,000 sq ft. As of 2024, terrace houses in Seletar Hills typically sell for SGD 2.5–3.5 million, while detached houses may fetch upwards of SGD 6 million. Rentals range from around SGD 6,000 to SGD 15,000 per month, depending on property size and condition. Compared to more central landed estates, Seletar Hills offers relatively larger homes at slightly more affordable price points.
Seletar Hills has been nicknamed “the suburban garden of Serangoon” by residents, due to its lush streetscapes and the abundance of private gardens in landed homes.
