Serangoon North is a residential subzone within the Serangoon Planning Area in Singapore. The area is known for its mix of HDB estates, neighbourhood parks, and convenient transport links.
In Chinese, Serangoon North is written as 实龙岗北 (pinyin: Shílónggǎng Běi). The term “Serangoon” is of uncertain origin, with some attributing it to the Malay word “serang” (meaning “to attack”), while others suggest it came from “burong ranggong”, a reference to the rhinoceros hornbill that once lived in the area. The “North” designation indicates its position in the northern sector of the Serangoon Planning Area.
Serangoon North was developed in the late 20th century as part of Singapore’s public housing expansion to accommodate population growth. Its proximity to the Serangoon North Industrial Estate influenced its planning, with housing, parks, and community amenities designed to serve working families. Over time, the area has matured into a stable residential neighbourhood with strong community bonds.
The subzone covers an area of 0.68847 sq km, making it one of the more compact areas in Serangoon. It is bordered by Seletar Hills to the north, Trafalgar to the northeast, Hougang West to the southeast, Serangoon Garden to the south, and Serangoon North Industrial Estate to the west. Its location provides a balance between residential living and proximity to economic activity.
As of 2024, Serangoon North has a population of about 15,200, with a high density of 22,200 residents per sq km. The population has declined at an average rate of -1.2% annually from 2020 to 2024, reflecting demographic shifts such as smaller household sizes and an ageing population. The area is primarily made up of families residing in public housing flats, with a mix of younger families and long-term residents.
Serangoon North is dominated by Housing and Development Board (HDB) estates, complemented by neighbourhood shops, schools, and small green spaces. Its character is more functional and residential compared to the more upmarket Serangoon Garden nearby. The presence of industrial activity in the adjacent estate provides job opportunities, while local amenities ensure that residents’ daily needs are well served.
The subzone does not have its own MRT station, but residents rely on nearby stations such as Serangoon MRT Station (on the North East Line and Circle Line) and Kovan MRT Station (on the North East Line). Several bus services run through Serangoon North Avenue and Yio Chu Kang Road, linking the area to the rest of Singapore. Motorists enjoy convenient access to expressways such as the Central Expressway and Kallang-Paya Lebar Expressway.
Key community facilities in Serangoon North include neighbourhood parks, playgrounds, and childcare centres. The subzone is served by schools such as Serangoon Garden Secondary School (located just outside the subzone) and Rosyth School, one of Singapore’s popular primary schools. Small neighbourhood centres provide groceries, dining options, and essential services for residents.
Serangoon North has a more practical and community-driven identity, contrasting with the lifestyle-centric reputation of Serangoon Garden. It is a family-oriented neighbourhood, where residents enjoy a quieter environment with proximity to both schools and workplaces. Its adjacency to the industrial estate further reinforces its role as a working-class residential area.

Public housing dominates the residential landscape in Serangoon North, with HDB flats ranging from 3-room to 5-room units. The average resale price of a 4-room flat is around SGD 600,000 to 700,000, while rentals typically range from SGD 2,800 to 3,500 per month. Private developments are limited, but small-scale condominiums nearby provide alternatives for higher-income households. The affordability and accessibility of HDB flats make Serangoon North an attractive option for families and first-time homebuyers.
Rosyth School, located in Serangoon North, is one of Singapore’s largest primary schools, with a student population of over 2,000. It is also one of the few schools offering the Gifted Education Programme (GEP), making it a key attraction for families moving into the neighbourhood.
