The Woodlands Planning Area (Simplified Chinese: 兀兰, Traditional Chinese: 兀蘭, Pinyin: Wùlán, Malay: Woodlands, Tamil: வுட்லன்ட்ஸ்) is a major planning area and residential town in the North Region of Singapore. It is one of the largest towns in the north and is most famous for housing the Woodlands Checkpoint, the main land border crossing between Singapore and Malaysia. The planning area covers about 13.1 square kilometres and serves as a bustling residential and commercial hub.
Woodlands derived its name from the dense rubber plantations and secondary forests that once covered the area in the early 20th century. Before urban development, it was a rural zone with kampongs, farms, and natural vegetation. The opening of the Causeway in 1923 cemented Woodlands’ importance as the primary gateway to Johor Bahru, Malaysia. Large-scale development by the Housing and Development Board (HDB) from the 1970s onwards transformed Woodlands into a modern housing estate and planning area.

Woodlands is located at the northern tip of Singapore, across the Johor Strait from Johor Bahru. It is bordered by Mandai to the southeast, Sungei Kadut to the southwest, and Sembawang to the east. The Causeway connects Woodlands directly to Malaysia, making it one of the busiest land border crossings in the world.
Woodlands consists of multiple HDB neighbourhoods (precincts), each with its own amenities such as schools, supermarkets, and eateries. In addition to public housing, the town also features condominiums and landed properties. The town has been developed to support a growing population, with integrated town centres, healthcare facilities, and recreational areas.
Woodlands is extremely well-connected due to its position as the northern gateway of Singapore. The Woodlands MRT Station (North-South Line and Thomson-East Coast Line) and Woodlands South MRT Station serve the planning area. Bus interchanges at Woodlands and Marsiling provide local and cross-border services to Johor Bahru.
The Woodlands Checkpoint connects to the Johor–Singapore Causeway, making it a vital transport and trade artery. Major roads include the Bukit Timah Expressway (BKE) and Seletar Expressway (SLE), linking Woodlands to the rest of Singapore.
The planning area is home to the Woodlands Regional Centre, which URA envisions as a key economic hub for the North Region. It contains shopping malls such as Causeway Point and Woods Square, along with educational institutions like Republic Polytechnic. The presence of customs and immigration facilities makes Woodlands vital for Singapore’s trade and daily commuting between Singapore and Malaysia.
Despite being urbanised, Woodlands offers green spaces such as Woodlands Waterfront Park, a coastal park with a scenic jetty overlooking Johor Bahru. Other recreational areas include Admiralty Park, which is the largest park in the North, offering hiking trails and Singapore’s largest collection of slides for children.
Woodlands has a strong educational presence, hosting numerous primary and secondary schools, including Riverside Secondary School, Evergreen Secondary School, and Singapore Sports School. Republic Polytechnic, one of Singapore’s key tertiary institutions, is located here, contributing to the area’s youthful vibrancy.
