The North Region (Simplified Chinese: 北区, Traditional Chinese: 北區, Pinyin: Běi Qū, Malay: Wilayah Utara, Tamil: வட பகுதி) is one of the five official regions of Singapore. Covering an area of about 134.5 square kilometres, it is the largest of all regions in terms of land area. With a population of around 543,000 (2020), the North Region features a balance of residential towns, industrial estates, military bases, and extensive natural spaces, making it a distinctive part of Singapore’s urban planning landscape.
The North Region has long been associated with agriculture, rural villages, and military installations. Yishun and Sembawang were once known for rubber plantations, kampongs, and naval bases. The transformation began in the 1970s, when the Housing and Development Board (HDB) developed large-scale housing estates such as Yishun and Woodlands. By the 1990s, Woodlands had emerged as a major regional centre, strategically positioned near the Johor-Singapore Causeway. Despite rapid development, the North Region still retains vast green spaces and reservoirs, offering a unique blend of nature and urban living.
Located in the northernmost part of Singapore, the North Region is bounded by the North-East Region to the east, the Central Region to the south, and the Straits of Johor to the north, which forms the boundary with Malaysia. Its extensive land area allows for a variety of uses, from housing to industry to nature reserves.

The North Region is well connected through road and rail networks. The Johor-Singapore Causeway at Woodlands is a key link to Malaysia. Expressways such as the Bukit Timah Expressway (BKE), Seletar Expressway (SLE), and Tampines Expressway (TPE) provide connectivity within the region and to the rest of Singapore. The region is served by the North South MRT Line, with stations at Woodlands, Yishun, and Sembawang, and the Thomson-East Coast Line, which enhances accessibility with stops in Woodlands and Springleaf.
The North Region is primarily residential, with HDB towns like Woodlands, Yishun, and Sembawang. Woodlands, designated as the regional centre, is the largest and most developed, featuring malls such as Causeway Point and Woodlands Civic Centre. Yishun and Sembawang are more community-oriented towns with a mix of HDB flats, private condominiums, and landed properties. As of 2025, HDB resale flats in the North typically range between SGD 420,000 and 600,000 for 4-room units, while private condominiums average around SGD 1,200–1,600 per square foot (12,917–17,222 per sq m). Rentals for 3-bedroom units vary between SGD 2,800 and 4,200 per month.
Industrial estates in Sungei Kadut and Mandai contribute significantly to the region’s economy, supporting manufacturing, logistics, and construction-related industries. Sembawang is known for its shipyard facilities, while Woodlands Regional Centre is envisioned as a major hub for cross-border trade and business. The proximity to Malaysia makes the North Region an important strategic zone for Singapore’s long-term development.
The North Region is known for its family-friendly environment, strong community spirit, and abundance of greenery. Residents enjoy access to parks, waterfronts, and community clubs, while shopping malls and hawker centres provide everyday conveniences. The region is also attractive to nature lovers, with easy access to Singapore’s central catchment and northern coastal parks. Community events and integration programmes foster strong neighbourhood ties, making the North Region a vibrant place to live.
