Woodlands Regional Centre is a major commercial and business hub in Singapore, situated within the Woodlands Planning Area. Envisioned as the largest economic centre in the north of Singapore, it forms a key part of the government’s long-term decentralisation strategy to bring jobs and services closer to where people live. Although it has no resident population recorded in 2024, the subzone is characterised by vibrant commercial activity, extensive transport infrastructure, and ongoing urban development.
The name “Woodlands” is derived from the dense secondary forests that historically covered the northern part of Singapore. In Chinese, it is written as 兀兰区域中心 (Wùlán Qūyù Zhōngxīn), meaning "Woodlands Regional Centre." The term underscores its identity as a planned regional hub designed to serve the northern communities.
The concept of decentralised regional centres in Singapore was first introduced in the 1991 Concept Plan. Woodlands Regional Centre was identified as one of the four major regional hubs, alongside Tampines, Jurong East, and Paya Lebar. Development accelerated in the 2010s, with the expansion of Woodlands MRT Station as an interchange between the North South Line and the Thomson-East Coast Line. Plans for the Johor Bahru–Singapore RTS Link, scheduled to open by the end of the decade, further cement its role as a gateway between Singapore and Johor.
Woodlands Regional Centre covers 0.5957 sq km in the heart of the Woodlands Planning Area. It is bordered by Greenwood Park to the north, Midview to the east, Woodgrove to the south, and Woodlands West to the west. Its central location and proximity to the Straits of Johor make it strategically important for cross-border trade and commuting.
As of 2024, no resident population is recorded for this subzone. The area is primarily designated for commercial and institutional uses rather than residential living. However, large commuter flows pass through daily, particularly workers, students, and travellers heading to or from Johor Bahru.
The subzone is characterised by extensive mixed-use development, with a focus on retail, business, and transport infrastructure. Woodlands Regional Centre consists of two precincts: Woodlands Central, the retail and civic heart anchored by Causeway Point Mall and the Woodlands MRT interchange; and Woodlands North Coast, a newer precinct envisioned as a hub for business, research, and innovation. Together, they serve as a northern counterpart to the Central Business District.

Educational institutions nearby include Republic Polytechnic and several primary and secondary schools in adjacent subzones. Healthcare facilities are accessible through nearby neighbourhoods and the upcoming Woodlands Health Campus.
Woodlands Regional Centre represents the identity of Singapore’s “Northern Gateway.” It is seen as both a vibrant retail hub and a crucial link to Malaysia. Its blend of transport infrastructure, civic services, and commercial vibrancy gives it a strong metropolitan identity, while still retaining a suburban community feel.

Though primarily a commercial hub, the vicinity of Woodlands Regional Centre offers a range of housing options. The surrounding subzones provide HDB flats and private condominiums. As of Q3 2024, HDB resale flats in Woodlands averaged around S$480,000 for 4-room units, while larger 5-room flats commanded prices around S$600,0001. In the private residential market, condominiums in nearby Woodlands and Admiralty were transacting at S$1,500–S$1,700 per square foot on average2. Rental rates for HDB flats ranged between S$2,300–S$2,800 monthly, while condominium rentals were typically S$3,500–S$4,200 monthly for 2- to 3-bedroom units2.
A unique fact about Woodlands Regional Centre is that it will host Singapore’s first cross-border MRT line—the RTS Link to Johor Bahru. Once completed, it will make Woodlands the only town in Singapore directly connected to Malaysia by rapid transit, significantly boosting its strategic importance.
