Teban Gardens is a subzone within the Jurong East Planning Area of Singapore. Known primarily as a residential estate, it has developed a strong community character since its establishment in the 1970s. The subzone is recognised for its large clusters of public housing, green spaces, and proximity to Jurong Lake, making it a distinctive neighbourhood in western Singapore.
Teban Gardens is strategically located in the western part of Singapore. It is bounded by Lakeside (Business) to the northwest, International Business Park to the northeast, West Coast to the east, Pandan to the southeast, Penjuru Crescent to the south, and Jurong River to the west. Covering an area of 3.188 sq km, Teban Gardens is one of the larger residential zones in the Jurong East region.
As of 2024, Teban Gardens has an estimated population of 17,480 residents. This represents a population density of 5,484 per sq km and a slight decline of -1.4% from 2020 to 20241. The subzone primarily comprises middle-income families, elderly residents who have lived there since its early development, and younger families attracted by affordable housing and nearby amenities.
The subzone is largely residential in character, dominated by Housing and Development Board (HDB) flats. The flats range from 3-room to 5-room units, built mainly during the 1970s and 1980s as part of Singapore’s urban expansion into the Jurong area. In addition to public housing, the area has neighbourhood parks, schools, and a small cluster of commercial facilities that provide essential goods and services.
Teban Gardens is well served by public transport. Although it does not have its own MRT station, nearby stations such as Jurong East MRT Station, Clementi MRT Station, and Lakeside MRT Station connect residents to the East-West Line. Several bus services link Teban Gardens to Jurong East town centre, Clementi, and the wider Jurong region. Road connectivity is supported by major expressways such as the Ayer Rajah Expressway (AYE), which runs nearby, providing convenient access to other parts of the island.
The heart of Teban Gardens is the Teban Gardens neighbourhood centre, which hosts shops, eateries, and essential services. Teban Gardens Food Centre is a popular dining destination, offering affordable hawker fare. Community facilities include sports courts, fitness corners, and void deck spaces for social gatherings. The estate also has schools and childcare centres that cater to young families.
Teban Gardens has a reputation as a close-knit community with a “kampung spirit.” Long-term residents often participate in Residents’ Committee activities and grassroots events, helping to foster a strong sense of belonging. The neighbourhood’s identity is also shaped by its proximity to Jurong Lake and Pandan Reservoir, giving it a natural and scenic backdrop.
Among the notable landmarks in Teban Gardens is the Pandan Reservoir, located just a short distance away, which is a favourite spot for jogging, cycling, and water sports. Jurong Lake Gardens, Singapore’s new national gardens in the west, is also easily accessible, offering expansive green spaces and recreational activities.
Most housing in Teban Gardens consists of HDB flats built between the 1970s and 1990s. These flats are generally more affordable compared to newer developments. A typical 4-room flat ranges between 90 to 100 square metres, with resale prices averaging around SGD 450,000 to SGD 600,000, depending on flat type and remaining lease. Rentals for 4-room flats generally range between SGD 2,200 to SGD 2,800 per month. Private housing is minimal, with most residents relying on public housing for accommodation.
Teban Gardens was one of the earliest estates built on reclaimed land along the Sungei Pandan area. Its name “Teban” is believed to be derived from the Malay word tebing, meaning riverbank or embankment, a reflection of its geography near the Jurong River and Pandan Reservoir.
