Covering an area of 1.131 sq km, it is dedicated primarily to industrial and business activities, with no resident population as of 20241. Its name distinguishes it from the neighbouring Lakeside (Leisure), reflecting its functional focus on commerce, warehousing, and light manufacturing.
Lakeside (Business) is located in the western part of Singapore, forming part of the wider Jurong industrial belt. It is bounded by Yuhua East to the northeast, Jurong Gateway to the east, the International Business Park to the southeast, Teban Gardens to the south, Jurong River to the southwest, and Lakeside (Leisure) to the west. This location provides the subzone with proximity to both commercial and residential areas, while maintaining its industrial character.
The subzone has no resident population, and thus no household demographics. Instead, its activity is defined by the thousands of workers employed in logistics, warehousing, and manufacturing operations. These workers generally commute from surrounding subzones such as Yuhua West and Teban Gardens, or from other towns in the western part of Singapore.
Lakeside (Business) is characterised by industrial estates, warehouses, and business parks. Its land use reflects Singapore’s strategy of decentralisation, bringing jobs closer to homes in the western region while reducing reliance on the city centre. The area accommodates small to medium-scale industries, logistics facilities, and offices that support both domestic and regional trade.
Connectivity is a key advantage of Lakeside (Business). The Ayer Rajah Expressway (AYE) and Pan Island Expressway (PIE) provide road access to the rest of Singapore. Public transport is supported by nearby MRT stations such as Jurong East MRT Station and Lakeside MRT Station, both on the East–West Line. In addition, an extensive bus network links the subzone with surrounding residential estates, making it accessible for the workforce.
As a non-residential subzone, Lakeside (Business) does not contain community amenities such as schools or healthcare facilities. Instead, it offers functional worker-centric facilities such as canteens, offices, and logistics support services. Residents and workers rely on nearby subzones like Jurong Gateway for retail and lifestyle amenities, and Teban Gardens for local neighbourhood facilities.
The identity of Lakeside (Business) lies in its role as a strategic industrial hub. Unlike Lakeside (Leisure), which is more oriented toward lifestyle and recreation, this subzone represents the working heart of the Jurong Lake District, symbolising productivity, logistics, and economic contribution to Singapore’s industrial base.

Lakeside (Business) does not feature HDB estates or private residential developments. All land is zoned for industrial and commercial use. Consequently, there is no available data for residential property sizes, selling prices, or rental prices.
