Jurong River Subzone, Singapore

Jurong River is a subzone within the Jurong East Planning Area of Singapore. Covering an area of 2.561 sq km, it is an industrial and maritime-focused district centred around the waterway that gives it its name. As of 2024, the subzone has no resident population, being fully dedicated to port support, logistics, and heavy industries1.

Geography and Boundaries

The Jurong River subzone is strategically located in the southwestern part of Singapore. It is bordered by Lakeside (Leisure) to the north, Lakeside (Business) to the northeast, Teban Gardens to the east, Penjuru Crescent to the southeast, Jurong Port to the southwest, and Lui Fang to the west. Its waterfront location makes it a natural site for maritime activities and industrial development.

Population and Demographics

As with many heavy industrial subzones, Jurong River does not have residential housing. The 2024 estimate records a population of zero, making demographic data inapplicable. However, the subzone is busy during working hours with a transient population of port workers, technicians, and logistics staff.

Land Use and Character

The subzone is dedicated primarily to industrial and logistics purposes. Warehouses, container storage facilities, and port-related infrastructure dominate the landscape. The Jurong River itself acts as a natural waterway supporting vessel movements and marine engineering facilities. This industrial land use distinguishes it from neighbouring subzones that include residential communities.

Transport and Connectivity

Jurong River enjoys excellent connectivity due to its proximity to major roads and expressways. The Ayer Rajah Expressway (AYE) and the Pan Island Expressway (PIE) connect the subzone to the rest of Singapore. Public transport options include nearby MRT stations such as Jurong East MRT Station and Boon Lay MRT Station, though the last-mile journey is typically served by shuttle services or company transport due to its industrial nature.

Community and Amenities

Being an industrial subzone, Jurong River lacks community amenities like schools, markets, or housing estates. Instead, it offers work-related facilities such as workers’ canteens, offices, and control buildings. Neighbouring subzones such as Teban Gardens provide the residential and community infrastructure for workers employed in the area.

Neighbourhood Identity

Jurong River is characterised as an industrial waterfront hub. It plays a supporting role in Singapore’s maritime economy, linking inland industrial facilities with the deep-sea berths of Jurong Port. Its identity is tied to the river itself, which historically and presently shapes the industrial uses of the land.

Interesting Sights

While not a leisure destination, Jurong River has a few notable industrial and infrastructural sights:

Real Estate Information

There are no HDB flats or private residential properties in the Jurong River subzone. Land is fully zoned for industrial and maritime purposes. Workers usually reside in nearby residential subzones like Yuhua East and Yuhua West. Thus, real estate pricing and rental data are not applicable here.

Fun Fact

A fun fact about Jurong River is that the waterway was historically an important natural landmark before the area’s massive industrialisation in the 1960s. It has since been reshaped and integrated into the surrounding port infrastructure, reflecting Singapore’s transformation from a coastal settlement to a global industrial hub.
