Sennett is a residential subzone within the Toa Payoh Planning Area in central Singapore. Historically known for its landed housing estates and community ties, Sennett has evolved into a vibrant neighbourhood combining traditional homes, public housing, and modern private developments. Its location near Bidadari and Potong Pasir positions it as a well-connected yet distinctive part of Toa Payoh.
The name "Sennett" (Chinese: 森纳, pīnyīn: Sēnnà) is believed to originate from the early housing estates in the area known as Sennett Estate. Developed in the mid-20th century, these estates carried the name that has since been associated with the wider subzone.
Sennett developed as a residential neighbourhood in the post-war years, marked by the construction of landed properties and small private estates. In the 1960s and 1970s, it grew alongside the wider development of Toa Payoh, attracting middle-class families who preferred low-rise housing over high-density flats. With the urban renewal projects of the 2000s, parts of Sennett have seen redevelopment into modern condominiums, while retaining clusters of its original landed homes.
Sennett covers an area of 0.8678 sq km. It is bordered by Bidadari to the north, Joo Seng to the east, Kallang Way to the south, Geylang Bahru to the southwest, Potong Pasir to the west, and Woodleigh to the northwest. Its central positioning provides strong connections to neighbouring estates and planning areas such as Kallang and MacPherson.
As of 2024, Sennett has a population of 16,580, with a density of 19,107 persons per square kilometre. The subzone features a diverse mix of older residents who have lived in landed properties for decades, as well as younger families drawn to the new condominiums and its proximity to Bidadari’s expanding amenities.
The area is largely residential, known for its mix of landed estates, HDB flats, and modern condominiums. Sennett retains a suburban charm, with tree-lined streets and neighbourhood parks offering respite from urban density. Its character blends heritage and modernity, reflecting both older estates and contemporary residential projects.
Sennett enjoys excellent connectivity. It is served by Potong Pasir MRT Station on the North East Line, providing direct connections to Dhoby Ghaut, HarbourFront, and Punggol. The nearby Woodleigh MRT Station also serves residents in the northern part of the subzone. Bus services link the neighbourhood to Toa Payoh and Bishan. Major roads such as Upper Serangoon Road and the Pan-Island Expressway provide fast access to other parts of Singapore.
Sennett residents have access to various community facilities, including schools, childcare centres, local eateries, and neighbourhood shops. The proximity to the Bidadari estate brings additional amenities, such as Bidadari Park and the new Woodleigh Mall, which offer retail, dining, and green recreational spaces.
Sennett is distinguished by its heritage as a landed housing estate and its balance between tradition and modernity. The neighbourhood is often seen as a quieter alternative to busier parts of Toa Payoh, offering a more suburban lifestyle while remaining centrally located.
Sennett is notable for its landed homes, with many terrace houses and semi-detached units forming the core of the subzone’s residential landscape. These properties are highly sought after due to their central location and rarity in Singapore’s housing market. As of mid-2024, landed property prices in the area average between SGD 3.5 million and SGD 5 million, depending on land size and condition1. Rental rates for landed homes average around SGD 8,000 to SGD 12,000 per month.
The subzone also features modern condominiums such as Sennett Residences and Sant Ritz. By Q2 2024, resale prices for condominiums in Sennett averaged SGD 1,900–2,100 per square foot, with rental rates between SGD 3,500 and SGD 5,500 per month for mid-sized units2.
HDB flats in the adjacent Potong Pasir and Toa Payoh estates complement Sennett’s private housing stock, offering diverse housing options for different budgets.
Sennett is one of the few subzones in central Singapore where landed estates remain a major feature. This sets it apart from neighbouring high-rise-dominated subzones, making it a rare pocket of low-rise charm in the city.
