Paya Lebar West is a small subzone located within the Singapore Paya Lebar Planning Area. Covering just 0.6017 sq km, it is primarily industrial and aviation-related in character, with no permanent residents. Its proximity to Paya Lebar Air Base has shaped its land use and development, making it a functional yet largely non-residential part of the planning area.
The name "Paya Lebar" (马耶礼峇, Mǎyēlǐbā) is derived from the Malay words *paya*, meaning swamp, and *lebar*, meaning wide, a reference to the once extensive swamp lands of the area. The "West" suffix identifies its position within the overall Paya Lebar Planning Area.
Before urbanisation, the Paya Lebar region was dominated by swamplands and kampongs. With the construction of Paya Lebar Air Base in the 1950s, adjoining areas, including Paya Lebar West, were gradually developed for aviation and industrial support functions. The subzone has remained largely non-residential throughout its history.
Paya Lebar West has a land area of 0.6017 sq km. It is bordered by Pasir Ris Wafer Fab Park to the north, Paya Lebar North to the east, Paya Lebar Air Base to the southwest, Lorong Halus Subzone to the west, and Lorong Halus North Subzone to the northwest.
As of 2024, Paya Lebar West has no reported residential population. The subzone is fully utilised for industrial and aviation-related purposes, with only transient workers and operational staff present in the area during working hours.
The subzone is zoned primarily for industrial use. It supports logistics facilities, warehouses, and aerospace-related industries that benefit from proximity to Paya Lebar Air Base. Unlike neighbouring Tampines or Pasir Ris, it lacks residential and community functions.
Paya Lebar West is accessible by road networks linking to the Tampines Expressway (TPE) and Kallang-Paya Lebar Expressway (KPE). Public transport connectivity within the subzone is limited, but nearby MRT stations such as Tampines MRT Station and Pasir Ris MRT Station provide access to the East-West Line.
There are no residential communities or neighbourhood amenities within Paya Lebar West. Workers in the area typically access commercial and social facilities in Tampines, Pasir Ris, and other nearby planning areas.
Paya Lebar West is not associated with residential neighbourhood identity. Instead, it is recognised for its industrial estates and supporting role in Singapore’s aviation sector.
The most distinctive feature of the subzone is its adjacency to Paya Lebar Air Base, where aircraft activity can often be observed. Additionally, industrial facilities and logistics hubs dominate the landscape, reflecting the subzone’s role as a functional but largely hidden contributor to the nation’s economy.
Paya Lebar West does not have a residential property market. Land in the area is reserved for industrial and aviation-related activities. Industrial land leasing costs vary depending on location and usage, but residential developments are absent.
Paya Lebar West is one of the smallest subzones in the East Region, with an area of just over 0.6 sq km, and is unique for being entirely non-residential despite its central location in the Paya Lebar Planning Area.
