Paya Lebar North is a subzone within the Singapore Paya Lebar Planning Area. Located in the eastern part of the island, it is characterised by large tracts of industrial land, warehouses, and aviation-related facilities. Unlike neighbouring subzones such as Paya Lebar East and Paya Lebar West, Paya Lebar North has virtually no residential population, making it one of the least-inhabited areas in the planning area.
The name "Paya Lebar" (马耶礼峇, Mǎyēlǐbā) originates from the Malay words *paya*, meaning "swamp", and *lebar*, meaning "wide". The area was once a vast expanse of swampy land, hence its name. The "North" designation simply refers to its location within the greater Paya Lebar Planning Area.
Historically, the Paya Lebar area was swampy and undeveloped until the mid-20th century. The subzone’s northern sector was gradually converted into industrial and aviation-related land as Singapore modernised. With the construction and expansion of Paya Lebar Air Base in the 1950s, surrounding subzones, including Paya Lebar North, became integral to supporting aviation logistics and auxiliary industries.
Paya Lebar North covers 1.287 sq km. It is bounded by Pasir Ris Wafer Fab Park to the north, Tampines North to the east, Paya Lebar East to the south, Paya Lebar Air Base to the southwest, and Paya Lebar West to the northwest.
The subzone is not designed for residential living. As of 2024, its population is estimated to be between none and fewer than 20 people, likely limited to caretakers or staff living within industrial compounds. Hence, conventional demographic profiles such as age distribution and household sizes are not applicable.
The character of Paya Lebar North is strongly industrial. It hosts warehouses, factories, and ancillary businesses that support the aerospace sector. The land-use planning emphasises logistics and industrial purposes rather than housing, retail, or recreation.
Paya Lebar North is served by several major roads, providing connectivity to neighbouring planning areas. The Tampines Expressway (TPE) runs to the north, linking it to other parts of eastern Singapore. Public transport is limited within the subzone itself due to its industrial nature, though nearby stations such as Tampines MRT Station and Kaki Bukit MRT Station offer access to the Downtown Line and the East-West Line.
Given its lack of residents, Paya Lebar North does not contain amenities such as schools, markets, or community centres. Workers in the area typically rely on facilities in adjacent subzones such as Tampines and Bedok.
The subzone is identified with industrial and aviation-related activities rather than residential life. It plays a behind-the-scenes but vital role in supporting Singapore’s economy, especially in manufacturing and aerospace services.
While not a typical sightseeing destination, Paya Lebar North features sprawling industrial estates and facilities related to aviation. Its proximity to Paya Lebar Air Base occasionally allows for glimpses of military aircraft in the skies, a sight familiar to those in the area.
There is no residential real estate market in Paya Lebar North. Land is zoned for industrial or aviation-related use. Companies lease plots or facilities for manufacturing and warehousing purposes, with costs varying based on land use intensity and location.
Although Paya Lebar North has virtually no residents, it is one of the few subzones in Singapore where you can regularly see military aircraft flying overhead due to its proximity to Paya Lebar Air Base.
