Pasir Ris West is a subzone of the Pasir Ris Planning Area in Singapore. It is one of the most populous parts of Pasir Ris, with nearly 35,000 residents living within 1.583 sq km. Bordered by Pasir Ris Park to the north, Pasir Ris Central to the southeast, Tampines North to the south, and Pasir Ris Wafer Fab Park to the west, Pasir Ris West combines coastal living with convenient access to urban amenities.
The name “Pasir Ris” is written in Chinese as 白沙 (Bái Shā), literally meaning “white sand.” This name reflects the sandy coastline that historically characterised the area. The suffix “West” denotes its location on the western side of the Pasir Ris new town, adjacent to industrial land and newer residential developments.
Pasir Ris was one of the later new towns developed in eastern Singapore, with large-scale construction beginning in the late 1980s. Pasir Ris West was progressively developed in the 1990s and 2000s, when demand for public housing expanded. The area transformed from coastal villages and open land into modern housing estates planned by the Housing & Development Board (HDB). Today, Pasir Ris West is a mature neighbourhood with well-established community infrastructure.
Pasir Ris West covers 1.583 sq km. It is bounded by Pasir Ris Park to the north, Pasir Ris Central to the southeast, Tampines North to the south, and Pasir Ris Wafer Fab Park to the west. Its northern edge enjoys proximity to coastal greenery, while its southern edge connects directly to the neighbouring Tampines Planning Area.
The subzone is home to an estimated 34,970 people as of 2024. With a density of 22,085 residents per sq km, it is a bustling residential neighbourhood. The community is made up largely of young and middle-aged families, reflecting Pasir Ris’s reputation as a family-oriented town. The population is ethnically diverse, consistent with Singapore’s multicultural profile.
Pasir Ris West is primarily residential, consisting of HDB flats, private condominiums, and community facilities. The character of the subzone blends seaside leisure with suburban living. Green spaces and recreational amenities are integrated into the neighbourhood design, while shopping and dining options are located in nearby Pasir Ris Central.
Residents of Pasir Ris West have access to a range of transport options. The area is served by bus services that connect to Pasir Ris MRT Station on the East West Line. In the near future, improved access will come via the Cross Island Line, with Tampines North MRT Station offering connectivity to the south. By road, the Tampines Expressway links the subzone to other parts of Singapore.
Pasir Ris West benefits from proximity to community clubs, schools, childcare centres, and healthcare facilities. Shopping amenities are concentrated in Pasir Ris Central, including White Sands Mall and Pasir Ris Town Park. Residents also enjoy quick access to the seaside at Pasir Ris Park, which is a major recreational destination.
As a residential heartland, Pasir Ris West has a strong community feel, with facilities designed to encourage interaction among residents. Its coastal setting and proximity to parkland give it a laid-back charm, distinguishing it from denser urban neighbourhoods elsewhere in Singapore.
The biggest nearby attraction is Pasir Ris Park, which features mangrove boardwalks, cycling trails, and family-friendly leisure areas. Pasir Ris West also offers access to the Pasir Ris Town Park, known for its fishing pond and recreational facilities. The integration of parks and open spaces is a defining feature of the subzone.
The real estate landscape of Pasir Ris West is dominated by HDB flats. As of 2024, resale prices for 4-room units average around SGD 460,000, while executive flats can exceed SGD 750,000. Private condominiums within or near the subzone often fetch above SGD 1,400 per square foot. Rental rates average SGD 2,500–3,200 monthly for HDB flats, and SGD 3,000–4,000 for condominiums, depending on size and location.
Despite being one of the densest subzones of Pasir Ris, Pasir Ris West retains a suburban feel thanks to its access to greenery and the nearby coastline. It is one of the few places in Singapore where residents can live in high-density housing while being only minutes away from the beach.
