Kangkar is a residential subzone in the Hougang Planning Area of Singapore. Situated along the Sungei Serangoon waterway, it is a vibrant neighbourhood of HDB estates, community amenities, riverside park connectors and strong transport connectivity. With a growing population and attractive housing options, Kangkar reflects the transformation of Hougang into a modern and well-serviced residential town.1
Kangkar covers 1.007 sq km in the northeastern part of Hougang. It is bounded by Rivervale to the north, Lorong Halus Subzone to the east, Defu Industrial Park to the south, Lorong Ah Soo Subzone to the southwest, Hougang Central to the west, and Hougang East to the northeast. The Sungei Serangoon forms a natural boundary and is a defining feature of the subzone.1
In 2024, Kangkar’s population stood at 35,000 residents. This equates to a density of about 34,743 people per sq km, making it one of the most densely populated areas in Hougang. The subzone experienced a population growth of 2.0% between 2020 and 2024, reflecting its popularity with young families attracted by its mix of housing, riverfront environment and accessibility.1
Kangkar is predominantly residential, with the bulk of housing in HDB flats. The riverfront setting has encouraged the integration of park connectors and green recreational spaces, making it more scenic compared to other subzones. While it retains Hougang’s heartland character, the riverside landscape has given it a fresher identity. Educational institutions and neighbourhood shops are also distributed across the area, making it largely self-sufficient.
Kangkar is well connected by rail and road. The main rail access is via Kangkar MRT Station on the Sengkang LRT, which links residents to Sengkang MRT Station on the North-East Line. The nearby Hougang MRT Station provides direct access to downtown. Roads from Kangkar connect easily to the Kallang-Paya Lebar Expressway, enabling convenient access to central and eastern Singapore.4
The subzone offers residents easy access to neighbourhood centres, clinics, markets and food stalls. Larger shopping options are available at Hougang Mall and Compass One, just a short MRT ride away. Schools such as CHIJ Our Lady of the Nativity and Holy Innocents’ Primary are nearby, serving the community’s educational needs.
Kangkar stands out in Hougang for its riverfront identity. The presence of Sungei Serangoon and the Park Connector Network has made it attractive for cycling, jogging and leisure. Unlike the busier Hougang Central, Kangkar has a calmer, more residential atmosphere that appeals to families and those who enjoy outdoor recreation.
One of the highlights of Kangkar is the Sungei Serangoon Park Connector, which runs along the river and links the estate to Punggol and Sengkang. The riverside attracts joggers, cyclists and bird watchers, with migratory birds often seen around the waterway. The blend of natural and urban environments gives Kangkar a distinctive charm.6
Housing mix: The subzone is largely made up of HDB estates, ranging from 3-room to 5-room flats, with newer BTO developments closer to the river. There are also some private condominiums near the waterfront that attract upwardly mobile families.
Average sizes: Typical HDB unit sizes in Kangkar are consistent with national norms — 3-room (~65 sqm), 4-room (~90 sqm) and 5-room (~110–120 sqm).
Prices & rentals: As of recent property data, 4-room HDB flats in Kangkar generally transact between SGD 520,000 and SGD 600,000, while 5-room units can exceed SGD 650,000 depending on block age and proximity to MRT stations. Rental rates for 4-room flats usually range between SGD 2,800 and SGD 3,200 monthly.2
The name “Kangkar” comes from a Teochew term meaning “river mouth,” referring to its historic location along the Sungei Serangoon. In earlier times, it was the site of fishing villages before being redeveloped into a modern HDB estate.7
Kangkar shares boundaries with Hougang East, Hougang Central and Lorong Ah Soo Subzone, among others. Each has its own distinct identity, with Kangkar most distinguished by its riverfront setting and recreational spaces.
