Defu Industrial Park is a major industrial subzone within the Hougang Planning Area of Singapore. Covering an area of about 1.974 sq km, it is one of the most important zones for industrial and logistics activity in the northeastern part of the island. Unlike residential subzones, it has no resident population, as its land use is dedicated primarily to industrial and commercial functions.
The subzone is situated in the heart of Hougang’s industrial belt. It is bounded by Lorong Halus to the north, Airport Road and Paya Lebar Air Base to the east, Kaki Bukit to the southeast, Tai Seng to the southwest, Lorong Ah Soo to the west, and Kangkar to the northwest. This central position makes Defu an important link between industrial areas in Hougang and neighbouring zones in Paya Lebar and Kaki Bukit.
Defu Industrial Park does not have a residential population. Its workforce is largely made up of employees commuting daily from other parts of Singapore. The demographic here is highly diverse, consisting of office staff, factory workers, technicians, and logistics personnel working across different industries.
The subzone is zoned predominantly for industrial use. It houses a wide variety of businesses, including light manufacturing, engineering workshops, logistics centres, food processing facilities, and warehousing operations. Parts of Defu have also been earmarked for future redevelopment into modern, high-rise industrial complexes that integrate green features and are better suited for high-value industries.
Defu Industrial Park enjoys excellent connectivity. It is served by several major roads, including Airport Road and Tampines Road, which link it directly to other industrial nodes. The area is also easily accessible via the Kallang-Paya Lebar Expressway, making it convenient for logistics and cargo movement across the island. The nearest MRT stations include Tai Seng MRT Station on the Circle Line and Kaki Bukit MRT Station on the Downtown Line, ensuring that workers can commute easily by public transport.
As an industrial zone, Defu does not have community amenities in the same sense as residential subzones. However, there are numerous canteens, coffee shops, and small retail shops that cater to workers. Within a short distance, workers and visitors can access larger commercial hubs in Hougang and Kovan for dining, shopping, and leisure.
Defu is strongly identified with manufacturing and logistics. For decades, it has been a vital part of Singapore’s industrial infrastructure. While older factory estates still exist, the neighbourhood is undergoing a transformation under the Urban Redevelopment Authority’s master plan to become a more modern and sustainable industrial hub. This includes the creation of taller buildings to maximise land use efficiency, as well as eco-friendly designs to reduce energy consumption.
Although primarily an industrial estate, Defu is notable for its proximity to green areas and water bodies such as Sungei Serangoon and Punggol Park, which are only a short drive away. Within the estate itself, visitors can observe the mix of traditional low-rise workshops and modern industrial complexes, reflecting the evolution of Singapore’s industrial landscape.
Unlike residential subzones, Defu Industrial Park is dedicated to industrial properties. Real estate here is focused on factory units, warehouses, and office spaces. These properties are typically leasehold, with varying tenures depending on the development. The average industrial unit ranges from 1,500 to 20,000 square feet, depending on its intended use. As of 2024, prices for strata-titled industrial units in the area are generally between SGD 500 to SGD 800 per square foot, while rental rates vary between SGD 1.80 to SGD 2.50 per square foot per month, depending on the age and specifications of the building.
Due to its proximity to major expressways and the airport, Defu is particularly attractive to companies involved in logistics, distribution, and e-commerce fulfilment. In recent years, interest in Defu has grown as companies seek affordable yet strategically located industrial spaces in Singapore.
The name “Defu” is derived from the Chinese characters 德富, which mean “virtue” and “abundance.” This reflects the traditional naming convention of industrial estates in Singapore, where auspicious names were chosen to bring prosperity to businesses.
