Properties in Johor Bahru
Condominiums in Johor Bahru (part of Johor and the wider Johor Bahru metropolitan area) appeal to everyone from first-time buyers to cross-border commuters and investors. In recent years, the city’s skyline has grown with high-rises near the CIQ and waterfronts, as well as family-friendly condos in suburban townships. This pillar page gives you an at-a-glance understanding of sizes and prices, where to look, and what to consider before you buy or rent. 1
Overview: What to Expect from JB Condominiums
Variety is the headline. You’ll find city-centre towers around the Johor Bahru–Singapore Causeway, lifestyle addresses along Danga Bay and Puteri Harbour, and value-focused homes across mature suburbs like Skudai, Tebrau and Tampoi. Waterfront precincts and golf-township locations (for example, Horizon Hills) cater to the premium end of the market, while established townships provide more affordable options with easy access to malls, schools and expressways. 91011

Abandoned project?
I saw from December 2023 many abandoned blocks. Based on my observation of the half-built and abandoned blocks, the project appears to have stalled or only partially been completed.
Typical Sizes & Prices
Sizes. Typical JB condo built-ups range from ~500 to ~1,300 sq ft for 1–3 bedroom homes, with penthouses and dual-key layouts running larger. For instance, Setia Sky 88 units span compact studios to family-sized apartments, while R&F Princess Cove offers a wide mix of layouts—illustrating the market’s overall range. This gives both singles and families flexible choices. 78
Prices. Based on recent transaction analytics for Johor Bahru condominiums, the median transacted price is around RM484,000 with a median RM318 psf (June 2024–May 2025 window). Note that asking prices on portals can differ by project age, location and view. 12
- City/waterfront hotspots (e.g., Danga Bay, JBCC/R&F area, Puteri Harbour): usually higher RM psf due to views and amenities. 1011
- Mature suburbs (Skudai, Tebrau, Tampoi, Permas Jaya): broader spectrum of older and newer stock, often giving lower entry prices or larger space for the same budget. 1213
Neighbourhood Snapshot (Working-Class to High-End)
More Affordable / Working-Class-Oriented Areas
Areas like Skudai, Tebrau, Tampoi and Johor Jaya are long-established, with plentiful amenities and older stock—translating to wider choices at accessible price points. You’ll also find newer condos sprinkled in, often near major retail destinations and expressways. 121314
High-End / Lifestyle Addresses
Danga Bay (coastal promenade facing the Straits), Puteri Harbour (marina-front precinct of Iskandar Puteri), and Horizon Hills (golf-and-country-club township) anchor the premium segment with strong lifestyle positioning, resort-like facilities and proximity to international schools and leisure hubs. 10119

What to Consider Before You Buy (or Rent)
- Daily commute & connectivity. Proximity to CIQ, the upcoming RTS Link (Bukit Chagar–Woodlands North) and expressways can make a huge difference in lifestyle and rental demand. Authorities recorded an average of 525,000 daily travellers at Woodlands/Tuas in the June 2025 school holidays, with single-day peaks above 570,000—so door-to-border travel time matters. 151617
- Neighbourhood maturity & amenities. Established townships may offer bigger layouts at lower psf, but check building age, sinking fund health, recent repainting and lift upgrades. 1213
- Facilities & maintenance. Pools, gyms, security, co-working lounges and EV charging are increasingly common; compare monthly maintenance and sinking fund rates versus the facility set.
- View & stack. Sea/river or skyline views (e.g., Danga Bay, JBCC) carry premiums; check for future plots that might obstruct views. 1011
- Transaction benchmarks. Verify recent transacted prices (not just asking) around your target building to calibrate fair value. Use portals with analytics or official titles search where needed. 14
- Tenant pool & rentability. Areas with strong access to the border, industrial parks, universities, and business hubs typically enjoy steadier demand.
- Developer & management track record. Reputation affects upkeep, defect resolution and resale liquidity—especially in large integrated developments.
