Jade Palace @ Danga Bay (1.47012, 103.72449) —also known as Greenland Jade Palace Waterfront Residences—is a freehold, resort-style serviced development in Johor Bahru, boasting smart-living technology and scenic coastal views. However, site visits reveal multiple half-finished towers, raising concerns about construction progress and project viability. This revised overview includes both property highlights and a clear-eyed update on its development status. 1
Developed by Greenland Danga Bay Sdn Bhd—part of China's Greenland Group—Jade Palace spans approximately 17.4 acres of waterfront land in Danga Bay. Officially completed in early 2019, its design includes 13 high-rise towers and around 2,200 serviced units, ranging from 484 sq ft studios to 1,733 sq ft penthouses, with resort amenities and smart-home systems. 1214
Most towers (1–8) have three lifts (one private, two common) and six units per floor. The project was launched with underlying themes of smart living—RFID access, smart wristbands, app-enabled services, and support like butler, airport transfer, and health management. 12
Passing along Jalan Ismail Sultan in 2023, I saw many half-built or visibly uncompleted towers. This reflects a well-documented reality: although the project was slated for completion in 2019, construction appears to have stalled in several blocks. Local reports suggest only about 30% of units were sold by early rollout, with Chinese capital controls and declining demand blamed for slowing progress. Some sources even label the project as “moribund,” implying an uncertain future for completion. 312
Current listing data shows launch prices ranged from ~RM450,000 to RM2.3 million depending on unit size. As of early 2025, resale prices range between ~RM380,000 to RM1.9 million. Rentals fall in the RM1,500–3,500/month range. However, low transaction volumes and stalled infrastructure raise concerns about liquidity and investment viability. 1
Jade Palace is in a strategic location—just 5 minutes to CIQ and about 7 minutes to Johor Bahru city centre via major highways (EDL, Jalan Skudai). The area offers schools like Marlborough College, hospitals, waterfront promenades, and recreational spaces. Yet, stalled development may affect the intended lifestyle payoff. 121
Up to 60% of the units were designed to offer panoramic Straits views—a significant selling point for coastal living. Unfortunately, many of these units remain unsold or stranded amid unfinished construction. 3
