Yio Chu Kang North is a subzone within the Ang Mo Kio Planning Area in Singapore. It covers 1.465 sq km and is distinctively uninhabited as of 2024, with its land largely allocated for military, institutional, and green use. The area forms a buffer between residential Ang Mo Kio and neighbouring planning areas such as Tagore and Sengkang Planning Area.
The name “Yio Chu Kang” (杨厝港, Yángcuògǎng) refers to the old “kang” settlements—riverside communities established by Teochew and Hokkien settlers in the 19th century. “Chu Kang” means a riverbank or plantation by the river, while “Yio” is believed to be the surname of an early settler who led farming activities in the area.
Historically, Yio Chu Kang was one of the earliest agricultural settlements in Singapore, noted for pepper and gambier plantations. Over time, much of the southern part of Yio Chu Kang evolved into modern residential estates, while Yio Chu Kang North retained its military and institutional functions, remaining relatively undeveloped.
Yio Chu Kang North is located at the northern edge of the Ang Mo Kio Planning Area. It is bordered by Lower Seletar to the north, Sengkang Planning Area (Sengkang West) to the east, Yio Chu Kang East and Yio Chu Kang to the south, and Tagore to the west.
The subzone has no permanent residential population as of 2024. Its designation as a military and institutional area means it does not house HDB towns or private estates, unlike other parts of Ang Mo Kio.
The land in Yio Chu Kang North is primarily reserved for military and defence purposes, including training grounds and restricted-access facilities. It also includes open green areas and buffer zones that separate residential estates from the more industrial and infrastructural land uses in the surrounding areas.
Although not residential, Yio Chu Kang North is accessible by road. Major arterial routes such as Yio Chu Kang Road connect it to the rest of Ang Mo Kio and beyond. It is not served directly by any MRT station, with the nearest being Yio Chu Kang MRT Station on the North-South Line, located in the southern subzones.
As the area is not residential, it does not have community amenities such as schools, hawker centres, or neighbourhood centres. These are instead located in the adjoining subzones of Ang Mo Kio.
Yio Chu Kang North contributes to the overall identity of Ang Mo Kio by serving as a buffer zone and green area, preserving space between dense residential estates and neighbouring developments. Its military presence gives it a unique character compared to other Ang Mo Kio subzones.
Most of Yio Chu Kang North is restricted from public access due to military use. However, green spaces along its periphery provide ecological balance within Ang Mo Kio. It also plays a strategic role in land zoning for Singapore’s urban planning.
There are no residential estates in Yio Chu Kang North. Consequently, there are no HDB flats or private condominiums within the subzone. For property seekers, nearby areas such as Yio Chu Kang East and Ang Mo Kio Town Centre offer HDB units averaging 90 sqm (969 sqft), with resale prices in 2024 ranging from SGD 480,000 to SGD 750,000 depending on flat type, while condominiums in Ang Mo Kio transacted between SGD 1,600 and SGD 1,950 psf as of Q2 20241.
Despite being uninhabited, Yio Chu Kang North is one of the largest subzones in Ang Mo Kio by land area, making up over 15% of the planning area’s total land size.
