West Coast is a subzone within the Clementi Planning Area of Singapore. Despite its relatively compact size of 0.7226 sq km, it is a bustling residential neighbourhood with an estimated population of 10,120 in 2024. With a population density of 14,005 per sq km, it is one of the more densely populated areas in Clementi, reflecting its role as a well-established housing and community hub. The population has grown by around 10% between 2020 and 2024, signalling its increasing appeal as a residential area.
West Coast is located in the western part of the Clementi Planning Area. It is bordered by Faber to the north, Clementi Central to the east, Clementi West to the south, Pandan to the southwest, and Teban Gardens to the west. Its location makes it an important link between Clementi town and the neighbouring industrial and port areas of Jurong.
As of 2024, West Coast is home to around 10,120 residents. The subzone’s population has experienced a healthy 10% increase from 2020, driven largely by demand for public housing and its proximity to industrial and educational institutions. The demographics of the area are diverse, comprising families, working adults, and students, with a notable number of long-term residents who have lived in the community since its development in the 1970s and 1980s.
The character of West Coast is primarily residential, with clusters of HDB flats forming the heart of the neighbourhood. Complementing this are supporting amenities such as shops, eateries, schools, and recreational facilities. The area also retains a sense of local charm with its neighbourhood centres and open spaces, distinguishing it from denser, more commercial areas such as Clementi Central. Its strategic location near the Jurong industrial corridor also makes it a convenient place for workers in the western region of Singapore.
West Coast is well connected by road and public transport. Bus services provide links to Clementi MRT Station on the East-West Line, offering convenient access to the rest of Singapore. The subzone is also accessible via the Ayer Rajah Expressway (AYE), which runs along its southern edge. With ongoing enhancements to the public transport network, connectivity is expected to improve further, making West Coast even more attractive for commuters.
The community in West Coast enjoys access to a range of facilities. West Coast Community Centre serves as a hub for events, courses, and grassroots activities, fostering a strong sense of community. Schools such as Kent Ridge Secondary School and other nearby institutions provide educational opportunities. Recreational amenities include parks, playgrounds, and sports facilities that cater to residents of all ages. Daily necessities can be met at neighbourhood shops and markets, with Clementi Mall and West Coast Plaza offering additional shopping and dining options nearby.
West Coast has an identity that balances modern urban living with a traditional heartland atmosphere. The area’s long-standing housing estates and community spaces give it a familiar and homely character, while recent developments and upgrades inject new vitality. Its location near the industrial and port zones also contributes to its working-class roots and practical identity.
One of the highlights of the subzone is its proximity to West Coast Park, a large recreational green space located just outside the subzone boundary. The park offers playgrounds, cycling paths, open fields, and barbecue pits, making it a popular destination for families. The coastal location also provides scenic views of the sea and nearby port activities, adding a unique character to the neighbourhood. Community landmarks like West Coast Market Square contribute further to the area’s vibrancy.
The real estate landscape in West Coast is dominated by HDB flats, which form the bulk of housing in the area. These flats typically range in size from 3-room units at around 65 sqm to 5-room flats of about 110 sqm. Resale prices generally fall between S$430,000 and S$750,000, depending on flat type and condition. Rental rates for HDB units in West Coast average around S$2,200 to S$3,300 per month, making it attractive for students and professionals working in nearby industrial and port areas.
Private housing options are more limited but can be found in the form of condominiums and apartment complexes in nearby subzones such as Faber and Pandan. Prices for these private homes typically range from S$1.2 million to S$2.1 million, with rental rates averaging S$3,500 to S$5,000 per month. The balance between affordability of HDB flats and accessibility of nearby private housing makes West Coast a versatile choice for different demographic groups.
West Coast was one of the early housing areas developed during Singapore’s westward expansion in the 1970s. Its name reflects its geographical position along the southwestern coastline of Singapore, and its proximity to both residential and industrial growth areas cemented its role as a gateway between Clementi town and Jurong.
