Pandan, Clementi, Singapore


Pandan is a distinctive subzone of the Clementi Planning Area in Singapore. Covering an area of 1.202 sq km, it is home to an estimated population of only 20 people in 2024. With an exceptionally low population density of just 16.64 persons per sq km, Pandan stands apart from neighbouring residential subzones, functioning primarily as an industrial and port-supporting zone. From 2020 to 2024, its population remained unchanged, reflecting its status as a largely non-residential area.

Pandan is located along the southern coast of Singapore, in close proximity to the western port terminals. It is bordered by the West Coast subzone to the northeast, Clementi West to the southeast, the Port to the south, and Teban Gardens to the west. Its position near the coastline makes it a strategically important part of Singapore’s industrial and maritime landscape.

With only about 20 residents, Pandan has the smallest population among the Clementi subzones. The few residents are typically workers associated with nearby facilities or caretakers of certain industrial premises. The character of Pandan is defined by its industrial estates, warehouses, and marine-related facilities. Pandan Reservoir, just outside the subzone, is a popular recreational spot for joggers and kayakers, and offers a striking contrast to the industrial environment. Real Estate (Sept 2025)

Residential real estate in Pandan is virtually non-existent due to its zoning as an industrial area. Unlike other Clementi subzones, there are no HDB flats or private condominiums here. Any existing accommodation is typically tied to worker dormitories or caretaker housing. As a result, there are no established averages for property selling prices or rentals within the subzone. Workers and professionals based in Pandan typically reside in nearby residential areas such as Clementi West or Teban Gardens, where HDB flats are available at more accessible prices.

Fun Fact

Despite its name, Pandan is not directly associated with the pandan plant, but the subzone is historically linked to the Pandan Reservoir and Pandan River, key geographical features that shaped its development as an industrial hub.
