The Seletar Planning Area (Simplified Chinese: 实里达, Traditional Chinese: 實里達, Pinyin: Shí Lǐ Dá, Malay: Seletar, Tamil: சிலேட்டார்) is a unique district in the North-East Region of Singapore. Covering around 10.25 square kilometres, it is one of the less densely populated planning areas, characterised by expansive green spaces, low-density housing, aerospace industries, and the presence of Seletar Airport. With its blend of heritage, aviation, and serenity, Seletar offers a contrast to the highly urbanised districts of Singapore.
The name “Seletar” is believed to originate from the Orang Seletar, an indigenous sea nomad community that once lived along the Johor Straits. In the early 20th century, Seletar was developed as a military and aviation hub, with Seletar Air Base established in 1928 as the first airfield in Singapore. During the colonial period, the British constructed distinctive black-and-white bungalows for Royal Air Force personnel, many of which remain standing today. Over the years, the area has been transformed into an aerospace hub while still retaining its rustic character.
“Seletar” is pronounced /ˈsɛlɪtɑːr/ in English. In Mandarin Chinese, it is 实里达 (Shí Lǐ Dá). In Malay, the name remains Seletar, and in Tamil, it is சிலேட்டார். The name’s roots tie back to the indigenous community that once thrived in the region.
Seletar lies in the north-eastern part of Singapore, bordered by Sengkang Planning Area to the south, Yishun Planning Area to the west, and Punggol Planning Area to the east. To the north, it is flanked by the Straits of Johor, which separate Singapore from Johor Bahru in Malaysia. The area’s geography is marked by lush greenery, the Seletar Reservoirs, and pockets of heritage housing estates.
Seletar is not yet directly served by MRT lines, though nearby stations in Sengkang and Yishun provide connectivity. Future MRT expansions, such as the Cross Island Line, may improve access to Seletar. By road, Seletar is linked by major expressways including the Central Expressway (CTE), the Tampines Expressway (TPE), and the Seletar Expressway (SLE). Bus services also connect Seletar residents to the broader island.
Seletar remains one of Singapore’s most tranquil residential enclaves. Housing here is predominantly made up of landed properties, cluster housing, and conserved black-and-white colonial bungalows. Public housing is rare in Seletar compared to surrounding planning areas. As of 2025, private residential property prices in Seletar average between SGD 1,400 and 1,800 per square foot (15,070 to 19,375 per sq m), with landed properties commanding premiums. Rental rates for heritage bungalows range between SGD 8,000 and 15,000 per month, depending on size and condition.
Despite its industrial and aviation presence, Seletar retains a serene, laid-back atmosphere. The area offers outdoor activities such as kayaking, golf, and hiking, appealing to nature lovers. Dining options have expanded in recent years with lifestyle clusters like The Oval at Seletar Aerospace Park, where colonial bungalows are repurposed into cafés and restaurants. While shopping and healthcare facilities are limited within Seletar itself, residents have easy access to nearby towns like Yishun and Sengkang for amenities.
