History

Rivervale was among the first precincts developed in Sengkang during the mid to late 1990s, when the Housing & Development Board (HDB) began transforming the former rural kampungs and pig farms of the Serangoon River basin into a modern new town. The first residents moved into Rivervale in 1998, making it the pioneer neighbourhood of Sengkang New Town. Since then, it has matured into a bustling and well-established residential estate.

Rivervale is situated on the northeastern side of the Sengkang Planning Area. It is bordered by Punggol Field to the northeast, Lorong Halus North to the southeast, Kangkar to the south, Hougang East to the southwest, Compassvale to the west, and Sengkang Town Centre to the northwest. The Serangoon River flows along its southern and eastern boundaries, enhancing its riverside charm.

These provide quick access to the wider Sengkang area and onward connections to the MRT network. Bus services also link Rivervale to neighbouring estates and the city centre. The nearby Tampines Expressway (TPE) offers road connectivity to other parts of the island.

Many of these flats were completed in the late 1990s and early 2000s, offering spacious layouts compared with newer estates. The average resale price for a 4-room flat in Rivervale in 2024 ranges between SGD 450,000 and SGD 550,000, while 5-room flats average between SGD 550,000 and SGD 650,000. Rentals are generally affordable, averaging around SGD 2,600 to SGD 3,200 per month depending on flat size. Several private condominiums, such as Rivervale Crest, complement the public housing stock.

Fun Fact

Rivervale Plaza was the very first shopping centre to open in Sengkang New Town, serving as the retail and social hub for pioneer residents before larger malls like Compass One were built.
