Anchorvale is a subzone within the Sengkang Planning Area of Singapore. It has a population of 51,310 (2024 estimate) and spans an area of 1.497 square kilometres, making it one of the key residential subzones in Sengkang.
The name Anchorvale is written in Chinese as 安谷苑 (Āngǔyuàn). The toponym “Anchorvale” is a coined estate name introduced by the Housing and Development Board (HDB) in the late 1990s when the area was developed into part of Sengkang New Town. Like other Sengkang subzones, it follows a nautical theme, reflecting the area’s proximity to Sungei Punggol and its maritime heritage.
Historically, the land that became Anchorvale was once occupied by farms and kampongs. Redevelopment began in the late 1990s as part of the larger Sengkang New Town project, with new HDB flats, roads, and infrastructure transforming the landscape into a modern residential estate.
Geographically, Anchorvale occupies the western part of Sengkang. It is bounded by Matilda to the north, Sengkang Town Centre to the east, Compassvale to the south, and Fernvale to the west. Its location gives residents convenient access to both central Sengkang and neighbouring subzones.
Anchorvale has a population of 51,310 (2024 estimate), with a density of 34,283 people per square kilometre. The population has grown steadily at an average of 1.6% annually between 2020 and 2024, reflecting the area’s continued residential demand.
The subzone is characterised primarily by high-rise HDB flats, complemented by schools, community amenities, and recreational spaces. While public housing dominates, pockets of private residential developments also exist. Parks, sports facilities, and riverside spaces add greenery and leisure options to the urban environment.
Anchorvale enjoys strong transport connectivity. It is served by Cheng Lim LRT Station and Farmway LRT Station on the Sengkang LRT, both of which connect to Sengkang MRT Station on the North East Line. Road connections link residents to the Tampines Expressway (TPE) and other arterial roads. Numerous bus routes also operate within the estate.
Anchorvale is well served by community amenities. The Anchorvale Community Club offers a wide range of social, cultural, and educational programmes. Healthcare needs are supported by nearby Sengkang General Hospital, while families benefit from multiple schools, childcare centres, and sports facilities, including the Sengkang Sports Centre.
The neighbourhood identity of Anchorvale reflects its youthful demographic, with many young families choosing to settle here. Its nautical-themed road names and estate branding contribute to a cohesive identity within the wider Sengkang New Town.
Among the sights in Anchorvale are the Sengkang Riverside Park and the Anchorvale Community Club. These provide open green spaces, leisure, and community interaction, making them popular gathering points for residents.
In terms of real estate, Anchorvale consists largely of 4-room and 5-room HDB flats, with average resale prices ranging between SGD 500,000 and 700,000 (as of 2024). Rentals average around SGD 2,500–3,200 per month depending on flat size and location. The subzone’s relative affordability compared to more central locations makes it attractive to first-time buyers and young families.
A fun fact about Anchorvale is that it was one of the first neighbourhoods in Sengkang to pilot integrated community facilities, combining a community club, childcare centre, and healthcare services in one development, streamlining convenience for residents.
Anchorvale Subzone is a vibrant residential hub within Sengkang, offering modern housing, comprehensive amenities, and efficient transport connectivity. Its mix of recreational, educational, and healthcare facilities makes it a desirable neighbourhood for families and individuals seeking to reside in the northeast of Singapore.
