Punggol East is a relatively short but significant road in the northeastern part of Singapore. Measuring approximately 1.45 kilometres in length, it runs from Sengkang East Drive in the southwest to Punggol North Avenue in the northeast. Located within postal District 19, the road is part of the Punggol Planning Area, one of the fastest-developing residential regions in the country. The nearest mass transit station to Punggol East is Riviera LRT Station (PE4), offering convenient public transport connectivity to residents and visitors alike.
Punggol East was developed in tandem with the larger Punggol New Town project, which began in earnest during the late 1990s and early 2000s. The road itself was constructed to improve access between Punggol’s residential estates and its neighbouring areas, as the region transformed from a largely rural zone of pig farms and kampongs into a modern housing estate. Its creation coincided with the rapid development of infrastructure, including LRT lines and the Tampines Expressway (TPE), which connects Punggol to other parts of Singapore1.
The name “Punggol” is derived from the Malay word for “hurling sticks at branches to bring them down,” a reference to the area’s history of fruit growing and farming. The suffix “East” distinguishes this stretch from other roads within the estate, particularly as the Punggol area expanded with multiple roads bearing the name “Punggol” followed by a directional or descriptive suffix. The road was officially named in the early 2000s when Punggol New Town was first being laid out as a modern township2.
Punggol East has a modern residential character, surrounded by high-rise Housing and Development Board (HDB) flats, as well as newer private condominiums. The road is relatively tranquil compared to major expressways, but still serves as an important artery linking the heart of Punggol with Sengkang. Its surrounding neighbourhood features landscaped park connectors, recreational facilities, and waterfront amenities, reflecting Punggol’s identity as Singapore’s “Waterfront Town.”
Punggol East connects directly with several other roads that serve the Punggol and Sengkang areas. To the southwest, it links with Sengkang East Drive, a major road running through the neighbouring estate of Sengkang. Towards the northeast, it meets Punggol North Avenue, which leads deeper into the residential zones of Punggol. Other nearby roads include Buangkok Drive and Upper Serangoon Road, both of which provide further connectivity to other planning areas such as Serangoon and Pasir Ris.
Although not a commercial hub itself, Punggol East is located near several interesting amenities. Among the highlights is the Punggol East Container Park, a trendy lifestyle and dining destination made up of repurposed shipping containers offering cafés, pubs, and eateries. The road is also close to the Punggol Promenade Riverside Walk, which offers a scenic path along Sungei Serangoon, popular with joggers and cyclists3. Recreational spaces such as SAFRA Punggol and Punggol Waterway Park are also within easy reach.
As of 2024, the real estate market in Punggol remains competitive compared to other parts of Singapore. HDB flats along Punggol East typically range in size from 700 sq ft (65 sq m) for three-room flats to 1,200 sq ft (111 sq m) for five-room units. Prices vary depending on the age and location of the flats, but resale units generally cost between SGD 500,000 to SGD 750,0004. Private condominiums nearby, such as those around Punggol Field and Punggol Central, can command prices of about SGD 1,400 to SGD 1,700 per square foot as of early 20255.
Rental prices in the area are also attractive to young families and professionals. A typical three-bedroom HDB flat rents for between SGD 2,800 and SGD 3,200 per month, while condominiums may fetch between SGD 3,800 and SGD 4,500 monthly6. These figures make Punggol East comparatively affordable against more central locations such as the Novena Planning Area or Bishan Planning Area.
Punggol East is well-served by public transport. The nearest station, Riviera LRT Station, is part of the Punggol LRT East Loop, connecting to the North East Line at Punggol MRT Station. This allows commuters to travel directly towards Dhoby Ghaut and HarbourFront. Several bus stops line Punggol East itself, providing feeder services to nearby estates and interchanges.
A fun fact about Punggol East is that it was once the site of several seafood restaurants that became popular weekend destinations in the early 2000s. Before the area was redeveloped, families from across Singapore would travel to Punggol East to dine at rustic eateries along the waterfront, many of which specialised in chilli crab and barbecued seafood7. Though most of these restaurants have since moved or closed, the road retains its reputation as a leisure and dining spot.
