Commonwealth Avenue West is a major road in the western part of Singapore. Traversing both the Queenstown Planning Area and Clementi Planning Area, the road serves as a vital east–west arterial link. The nearest MRT station is Dover MRT Station (EW22), which sits directly above the road, offering commuters seamless access to the East West Line.
Commonwealth Avenue West begins where Commonwealth Road ends, running westwards past Dover, Ghim Moh, and Clementi. The road is broad and designed for heavy traffic, lined with residential blocks, educational institutions, and commercial hubs. The eastern portion falls within Postal District 10, while the western portion lies in Postal District 5, marking a shift from a primarily residential character to one that is more mixed-use.
Commonwealth Avenue West is flanked by several important roads that link it to other parts of Singapore. To its east, it connects seamlessly with Commonwealth Avenue and subsequently to Alexandra Road. Towards the west, it branches into Boon Lay Way and Toh Tuck Avenue, facilitating access to Jurong and Bukit Timah. Nearby roads such as Jalan Bukit Merah and Farrer Road also serve as connectors to other major districts of Singapore.
The road traces its origins to Singapore’s post-independence development plans in the 1960s and 70s, when Queenstown and Clementi were being developed as new housing estates. Commonwealth Avenue West was laid out as part of a systematic effort to improve east–west road connectivity in the city. Its construction helped link newly developed housing in Clementi to the established estates of Queenstown.
The name “Commonwealth” reflects Singapore’s historical association with the British Commonwealth of Nations. The term was widely used in Queenstown during the 1960s when street names were introduced to emphasize Singapore’s place in the Commonwealth. In everyday usage, “Commonwealth” is pronounced as kom-ən-welth in English, while the International Phonetic Alphabet (IPA) notation is /ˈkɒm.ən.welθ/.
Commonwealth Avenue West has a distinct dual character. Its eastern section near Queenstown is largely residential, lined with HDB flats, condominiums, and schools. Further west, towards Clementi, the road takes on a more vibrant and bustling environment, home to shopping centres, tertiary institutions such as the Singapore University of Social Sciences, and business parks. The greenery of Dover Forest also adds a natural backdrop to parts of the road.
Property values along Commonwealth Avenue West are shaped by its prime location near Queenstown and Clementi, both well-established residential estates. As of early 2025, HDB resale flats in the area typically range from S$750,000 to S$950,000 for 4-room units, depending on age and condition1. These flats average around 1,000 sq ft (93 sq m). Rental prices for similar flats hover around S$3,000–S$3,800 per month.
Private condominiums such as Dover Parkview and The Trizon command much higher prices, with units priced at around S$1,700 to S$2,100 per square foot in 20252. A typical three-bedroom condo unit measuring 1,200 sq ft (111 sq m) may be valued at S$2.2 million, with rental yields ranging from S$4,500 to S$6,000 monthly.
Compared to central areas such as Novena or Bishan Planning Area, property here is moderately priced, though still higher than suburban areas like Yishun or Paya Lebar Planning Area.
The key MRT station serving the road is Dover MRT Station (EW22), located directly above Commonwealth Avenue West. Further east, residents can also access Queenstown MRT Station (EW19). Both are on the East West Line, providing direct connections to the Central Business District and Changi Airport.
Bus stops are conveniently positioned along both sides of Commonwealth Avenue West, with services linking commuters to Clementi, Bukit Timah, and Jurong East. The road is also connected to the Pan-Island Expressway (PIE), making it easily accessible by car.
One interesting fact about Commonwealth Avenue West is that it was the first road in Singapore to host an MRT station—Dover MRT Station—built directly above an existing roadway. This engineering solution minimized land acquisition costs and set a precedent for other elevated MRT stations that would later be integrated into existing road corridors.
