It is bordered by the Holland Road subzone to the north, Leedon Park to the northeast, Ghim Moh and Holland Road to the south, and Singapore Polytechnic to the southwest. Its strategic location places it near both residential estates and important educational hubs.
As of 2024, the Ulu Pandan subzone has an estimated population of 11,290 residents. With a land size of 1.227 square kilometres, this results in a population density of 9,201 persons per square kilometre. The population grew modestly by 0.61% between 2020 and 2024, indicating steady residential demand in the area. The community is composed of both local families and expatriates who value the green surroundings and accessibility of Ulu Pandan.
In Singapore, a subzone is an official geographical division under a broader planning area. Bus services also run extensively, connecting Ulu Pandan with both central and western regions of the island.
Although Ulu Pandan itself is largely residential, its location provides access to some of Bukit Timah’s most popular attractions. Residents enjoy proximity to the Bukit Timah Nature Reserve, Singapore Botanic Gardens, and Holland Village. The presence of educational institutions like Singapore Polytechnic and nearby Ngee Ann Polytechnic adds to the vibrancy of the area. Lifestyle amenities are complemented by shopping centres such as Clementi Mall and Grantral Mall at Clementi.
