Tampines North is a subzone within the Tampines Planning Area of Singapore. It has emerged as one of the country’s most dynamic residential districts, recording the highest population increase of any subzone between 2020 and 2024. With a population of 32,830 in 2024, Tampines North has become a modern and thriving neighbourhood that plays a central role in the wider growth of the eastern region of the island.
The name “Tampines” is derived from the Malay word tempinis, referring to the ironwood trees (Streblus elongatus) that once grew abundantly in the area. In Chinese, Tampines North is written as 淡滨尼北 (Dànbīnní Běi), which translates directly as “Tampines North.” The name reflects both its geographical position within the Tampines new town and its connection to the area’s natural history.
Tampines was once a rural area with sand quarries, plantations, and villages before its transformation into one of Singapore’s first-generation new towns in the 1980s. Tampines North itself was the last major sector of Tampines to be developed, with large-scale construction beginning in the 2010s. The subzone was conceived as an extension of Tampines new town, featuring innovative housing designs, more greenery, and improved integration of community amenities.
Tampines North occupies the northern portion of the Tampines Planning Area. It is bordered by Pasir Ris West to the north, Pasir Ris Central to the northeast, Tampines East to the southeast, Tampines West to the south, and Paya Lebar East to the southwest. Its relatively large land area of 2.543 sq km allows it to accommodate both housing developments and green spaces, such as Tampines Eco Green and Tampines North Park.
In 2024, Tampines North had a population of 32,830, representing an astonishing 42% growth since 20201. This rapid rise makes it one of the fastest-growing residential subzones in Singapore. The demographics reflect a younger profile compared to the older parts of Tampines, as many families and first-time homeowners moved into the new Build-to-Order (BTO) estates during this period. This demographic shift has shaped the community into a lively, family-oriented environment.
Tampines North is primarily a residential subzone, featuring high-density HDB towns complemented by private condominiums. The subzone was planned to embody the vision of a “green shoot” extending from Tampines, with linear boulevards, park connectors, and eco-friendly designs integrated into the housing estates. Its character is defined by wide boulevards, landscaped spaces, and facilities that encourage walkability and community interaction.
Residents of Tampines North benefit from excellent connectivity. The Tampines East MRT Station and Tampines MRT Station on the Downtown Line and East West Line provide rapid transit access to the rest of Singapore. Tampines is also a major bus hub, with feeder services reaching Tampines North estates. For drivers, expressways such as the Pan-Island Expressway (PIE) and the Tampines Expressway (TPE) offer direct road connections to the airport, city centre, and other planning areas.
Tampines North has been designed with comprehensive amenities. Community facilities include schools, neighbourhood centres, and healthcare services. Parks such as Tampines Eco Green and Tampines Boulevard Park provide open spaces for recreation, while shopping malls in the wider Tampines region—Tampines Mall, Century Square, and Our Tampines Hub—are easily accessible. Sports and recreation are centred around Our Tampines Hub, which is Singapore’s first integrated community and lifestyle hub.
The identity of Tampines North lies in its youthful, modern, and eco-friendly design. Its wide boulevards, abundant greenery, and family-focused amenities distinguish it from older subzones of Tampines. It is marketed as the “next-generation town,” designed to sustain Tampines’ reputation as a regional hub while offering residents a more relaxed lifestyle surrounded by parks and community spaces.

The residential landscape of Tampines North is dominated by HDB BTO flats launched over the past decade. These flats range from 2-room Flexi units to 5-room units, catering especially to young families. Prices for resale HDB flats typically range from SGD 450,000 for 3-room units to above SGD 700,000 for larger 5-room flats, depending on location and age. Rental prices generally fall between SGD 2,000–3,500 per month. Several private condominiums are also emerging in Tampines North, with average unit sizes around 800–1,200 sq ft, selling at approximately SGD 1,400–1,700 per sq ft.
Tampines North is considered the “green lung” of Tampines. Its development plan intentionally incorporates a “Green Shoot” concept, linking the subzone’s boulevards and park connectors to create a continuous green network across Tampines town.
