Lincoln Road is a residential street in Singapore, located within the Novena Planning Area in postal district 11. Measuring approximately 358 metres, it runs from Khiang Guan Avenue in the north to Keng Lee Road in the south. The street lies in a prime residential district characterised by landed properties, boutique apartments, and proximity to Novena’s retail and medical hubs.
Lincoln Road was laid out during the mid-20th century as Novena developed into one of the most desirable residential areas of central Singapore. It was named during the British colonial period, following the practice of assigning Western names to local roads in newly urbanised estates. Over the years, it has maintained its reputation as a quiet enclave despite the urbanisation of the surrounding area.
The road is named Lincoln, likely after Abraham Lincoln, the 16th President of the United States, reflecting a trend at the time of adopting prominent international names for Singapore’s new streets. The name is pronounced as LIN-kun, with the International Phonetic Alphabet notation /ˈlɪŋ.kən/.
Lincoln Road is known for its tranquillity, shaded by trees and lined with a mix of landed houses and low-rise apartments. The relatively short stretch makes it a low-traffic street, valued by residents who prefer a quieter lifestyle while still enjoying proximity to Novena’s bustling amenities.
Lincoln Road links Khiang Guan Avenue in the north to Keng Lee Road in the south. Parallel and nearby streets include Cambridge Road, Hertford Road, and Carlisle Road, which together form part of a charming residential grid just off Moulmein Road and Newton.
Though primarily residential, Lincoln Road enjoys proximity to several key amenities. The Tan Tock Seng Hospital and the Novena medical cluster are a short drive away, while retail destinations such as United Square Shopping Mall and Velocity@Novena Square provide shopping and dining options. Prestigious schools, including St Joseph’s Institution Junior and Anglo-Chinese School (Junior), are also within reach.
As of 2024, property values along Lincoln Road reflect its location in District 11, one of Singapore’s most sought-after areas. Landed homes here can range from SGD 7 million to over SGD 12 million depending on land size and age of the property1. Low-rise condominiums and boutique apartments average between SGD 1,900 and SGD 2,400 per sq ft. Rentals for family-sized units typically range between SGD 4,500 and SGD 7,000 per month, comparable to surrounding Novena residential streets.
The nearest MRT station is Novena MRT Station (NS20), on the North South Line. A network of bus services operates along nearby Moulmein Road and Newton Road. For motorists, the Central Expressway (CTE) is easily accessible, ensuring quick travel to Orchard Road, Marina Bay, and other parts of the island.
Lincoln Road, despite being a short street, is sometimes included in real estate listings as part of the “Newton/Novena prime landed zone,” reflecting how location prestige can significantly influence property branding in Singapore.
