Dunearn is a subzone of the Novena Planning Area in Singapore. Located in the central region, it covers 1.230 square kilometres and had a population of about 4,020 in 2024. With a population density of 3,269 persons per square kilometre, it remains one of the less densely packed parts of Novena, offering a quieter urban environment compared to neighbouring subzones. Between 2020 and 2024, Dunearn experienced a modest population growth of 0.38%1.
The name “Dunearn” is believed to have originated from Dunearn Road, a major road in the vicinity. The name is of Scottish origin, possibly linked to the Dunearn Hill in Fife, Scotland, reflecting the colonial practice of adopting British or Scottish toponyms in Singapore. In Chinese, Dunearn is written as 登安 (pinyin: Dēng'ān), which is a phonetic approximation of the English name rather than a direct translation.
Dunearn developed gradually over the 20th century as part of the wider central catchment and residential expansion of the Newton and Novena areas. In its earlier years, the area was known for large bungalows and institutional land use. With the growth of Novena as a medical and residential hub, Dunearn saw the introduction of low-rise private housing, condominiums, and educational institutions, giving the subzone its current blend of residential and institutional character.
Dunearn is situated in the central belt of Singapore. It is bordered by Mount Pleasant to the northeast, Malcolm to the east, Nassim to the southeast, Tyersall to the south, Coronation Road to the southwest, and Hillcrest to the west. The subzone is framed by Dunearn Road, which runs parallel to Bukit Timah Road, and is known for its greenery and proximity to the Singapore Botanic Gardens.
As of 2024, Dunearn’s population of 4,020 is relatively small compared to neighbouring subzones. The area tends to attract families and professionals, particularly those who prefer a quieter environment close to the city centre. Its demographics also reflect a significant expatriate presence due to the proximity of international schools and private housing options.
The character of Dunearn is largely defined by residential estates, educational institutions, and natural greenery. Unlike some denser parts of Novena, Dunearn retains a suburban charm with landed housing, low- to mid-rise condominiums, and several schools. The subzone benefits from its adjacency to the central green corridor leading to the Singapore Botanic Gardens, enhancing its leafy, tranquil identity.
Dunearn is well served by road and rail networks. Dunearn Road and Bukit Timah Road run through the area, providing connections to the East Coast Parkway and the Kallang-Paya Lebar Expressway. The area is also accessible via the Botanic Gardens MRT Station, an interchange between the Downtown Line and the Circle Line. In addition, residents are within a short commute to Newton MRT Station and Novena MRT Station, making it convenient for travel across the island.
Dunearn has access to a wide range of amenities in and around the subzone. Educational institutions such as Anglo-Chinese School (Barker Road) and Singapore Chinese Girls’ School are located nearby. The Botanic Gardens, a UNESCO World Heritage Site, is within walking distance, offering recreational and lifestyle options for residents. Healthcare needs are served by the wider Novena area, home to Tan Tock Seng Hospital and specialist medical centres.
The neighbourhood identity of Dunearn is shaped by its quiet, residential environment and strong emphasis on education and greenery. Unlike more commercialised subzones, it provides a retreat-like feel while remaining well connected to downtown Singapore. It is often considered one of the more exclusive and serene parts of Novena.
Notable sights near Dunearn include the Singapore Botanic Gardens, which borders the subzone, and the historic bungalows that dot the area. Several schools in the vicinity also have heritage significance, with Anglo-Chinese School being a prominent institution with deep historical roots.
Real estate in Dunearn is characterised by a mix of private condominiums, landed properties, and a small number of low-rise apartments. The average size of private apartments ranges from 900 to 1,600 square feet, while landed homes can exceed 3,000 square feet. As of 2024, condominium units in Dunearn typically sell for between SGD 2,200 and SGD 2,800 per square foot, with rentals averaging SGD 4,500 to SGD 8,000 per month depending on size and location. Landed homes command significantly higher prices and rentals, reflecting the exclusivity of the neighbourhood.
A fun fact about Dunearn is that it is one of the few subzones in Singapore where the road and subzone share the same name—Dunearn Road being a defining feature of the area. This makes the toponym uniquely tied to its geographical identity.
