Its strategic location near major roads and MRT lines has shaped its role as a convenient residential and employment hub in Singapore.
The name Bendemeer is believed to derive from the Bendemeer Road area, which was named after the "Vale of Cashmere," a romanticised location mentioned in the 19th-century poem Lalla Rookh by Thomas Moore. The name Bendemeer has no direct Chinese equivalent, though in Mandarin it is transliterated as 班丹米尔 (Bāndān Mǐ’ěr). This reflects Singapore’s colonial-era practice of adopting poetic or literary references in toponyms, lending a distinctive cultural character to the area.
Bendemeer’s history is closely linked to Singapore’s urban development in the mid-20th century. The area was once characterised by squatter settlements, small industries, and kampongs. From the 1960s to the 1980s, urban renewal programmes transformed Bendemeer into a modern residential neighbourhood dominated by Housing and Development Board (HDB) flats. Today, it continues to evolve, with new housing developments and upgraded facilities reflecting ongoing efforts to enhance liveability.
Bendemeer is situated in the northern part of the Kallang Planning Area. It is bounded by several neighbouring subzones: Potong Pasir to the northeast, Geylang Bahru to the east, Kallang Bahru to the southeast, Lavender to the south, Kampong Java to the southwest, and Balestier to the west. This central positioning makes it an important residential and commuting hub in the city.
As of 2024, Bendemeer has a population of 36,790 people spread across an area of 1.377 square kilometres, resulting in a high population density of 26,721 persons per square kilometre1. Between 2020 and 2024, the population experienced a modest decline of -0.52%. The demographic composition reflects Singapore’s multicultural profile, with Chinese, Malay, Indian, and other ethnic groups represented across the subzone.
The subzone is primarily residential, with clusters of HDB flats interspersed with small commercial nodes, markets, and schools. The area also houses light industrial activities and community facilities, giving it a mixed-use character. The blend of older public housing estates and newer residential developments contributes to its urban fabric, while maintaining a balance between tradition and modernity.
Bendemeer enjoys excellent transport connectivity. The Bendemeer MRT Station on the Downtown Line serves the subzone, providing direct connections to the city and other regions. Nearby, Boon Keng MRT Station on the North East Line and Farrer Park MRT Station on the North East Line extend rail access. Major roads such as Serangoon Road and Bendemeer Road link the area to the Central Expressway and Kallang-Paya Lebar Expressway, ensuring smooth vehicular connectivity.
Residents of Bendemeer enjoy access to a wide range of amenities, including Bendemeer Market and Food Centre, neighbourhood shops, and supermarkets. Educational institutions such as Bendemeer Primary School and Bendemeer Secondary School serve the community. Healthcare needs are supported by nearby medical clinics and easy access to larger hospitals in the city fringe areas. Bendemeer retains a strong sense of community, shaped by its diverse population and long-standing residential estates. While primarily residential, Bendemeer is located near several points of interest. The Kallang River runs along the eastern edge of the area, offering opportunities for recreational activities such as jogging and cycling. Religious landmarks, including temples and churches, reflect the cultural diversity of the neighbourhood. Additionally, its proximity to the Little India and Balestier districts offers residents and visitors vibrant dining, shopping, and cultural experiences.
The real estate landscape in Bendemeer is dominated by HDB flats of varying sizes, including 3-room, 4-room, and 5-room units. Resale flat prices typically range between SGD 450,000 and SGD 800,000, depending on size and location. Rental rates for HDB flats average SGD 2,800 to SGD 3,800 per month for larger units. While private condominiums are less common within the subzone itself, nearby areas such as Balestier and Farrer Park provide more upscale housing options, complementing Bendemeer’s largely public housing profile.
Bendemeer was once home to numerous small workshops and light industries, and older residents still remember the area’s bustling atmosphere of carpentry shops, mechanical workshops, and small factories that existed alongside kampong houses before redevelopment.
