Real Estate Review: The Light Waterfront, Locale
The Light Waterfront is an integrated leisure, retail, entertainment and cultural development in Gelugor, on the east coast of Penang Island. Developed by IJM Land, the Light Waterfront will comprise a commercial precinct where there will be a number of malls catering for differing tastes and needs. The site is along the northern part of the Penang Bridge.
The development of the Light Waterfront is parcelled into three phases. The first phase will comprise three residential projects, namely the Light Linear, Light Point and Light Collection. Phase Two will be a mixed development that will include, among others, a hotel, a marina, office towers and malls. The third phase will be a sea front park.
Location
The Light Waterfront is x km from Magazine Circus.
Access roads to the Light Waterfront leads directly to the Jelutong Expressway. This provides quick access to all parts of Penang Island. However, getting in and out of the site may require negotiating a big circle due to no opportunity to U-turn.
Public Transport
To be determined, as the project is still under construction.
Traffic
Traffic is heavy along the expressway, more so on Friday evenings when there are regular jams at the Tunku Kudin exit.
