Yishun East is one of the nine subzones of the Yishun Planning Area in northern Singapore. With a 2024 population estimate of 71,930 over 1.769 sq km, it is among the more densely populated subzones in Yishun. Yishun East hosts a large part of the residential, commercial, and institutional hubs of the region, and serves as a key link between Yishun Central, Lower Seletar, and adjacent estates.

Quick Facts

Name and Etymology

"Yishun East" is written in Chinese as 义顺东 (Yìshùn Dōng), i.e. “East Yishun.” The naming follows the common convention of orienting subzones relative to the town centre, in this case to the east of the central core of Yishun.

History

Yishun East evolved alongside Yishun’s development as a new town in the 1980s and 1990s. As Yishun expanded, the eastern parts were planned for dense residential housing to accommodate growing demand. Over time, commercial developments, schools, and institutional facilities were introduced to support the resident population, turning Yishun East into one of the more active and populous areas in Yishun.

Geography and Boundaries

Spanning 1.769 sq km, Yishun East is bordered by Simpang North to the north, Simpang South to the northeast, Lower Seletar to the southeast, Yishun South to the southwest, Yishun Central to the west, and Northland to the northwest. The subzone’s terrain is largely urban built-up, with limited green buffer zones between housing blocks and parks or reservoirs.

Population and Demographics

Yishun East’s population of 71,930 gives it a very high residential density of about 40,656 persons per sq km, reflecting the concentration of mid- and high-rise housing in the subzone. The demographic mix includes many families, working adults, and elderly households common in mature towns. The population density is significantly higher than many of Yishun’s other subzones. 0

Land Use and Character

The character of Yishun East is residentially dense and highly utilitarian. Most of the land is occupied by public housing (HDB flats), condominiums, commercial nodes, and institutional uses like schools and community centres. The subzone is heavily urbanised, with apartment blocks aligned in grids, interspersed with void decks, local shops, and small green patches to provide relief from the built form.

Transport and Connectivity

Yishun East is connected by several MRT and bus routes, providing good public transport coverage. The North-South MRT line through Yishun MRT Station lies adjacent to the boundary with Yishun Central, giving residents direct access to major nodes. Bus services within Yishun East link to the Yishun town centre, surrounding subzones, and beyond. Road connectivity is facilitated by major arterials like Yishun Avenue roads and proximity to expressways such as the Seletar Expressway (SLE).

Community and Amenities

Yishun East is rich in amenities. Shopping malls, supermarkets, wet markets, F&B outlets, clinics, and banks serve the local population. Schools—both primary and secondary—are located within or near the subzone. Parks and small neighbourhood green spaces are interwoven among housing estates to provide recreational relief. Yishun Park and Yishun Pond Park are accessible by residents, offering further outdoor options. 0

Neighbourhood Identity

Yishun East is known for its vibrancy and density: it is one of the more active residential precincts in Yishun with strong daily activity. Because it’s adjacent to the town centre, it shares in the identity of being a “city-town” rather than purely suburban. Many residents regard Yishun East as their preferred subzone due to the convenience of amenities and transit access.

Interesting Sights

Real Estate

Yishun East’s real estate is dominated by HDB flats of various sizes (3-room to executive) and some private condominiums. Because of its central positioning and dense development, resale prices tend to be higher than peripheral estates.

As of recent years, resale HDB flats in Yishun East typically range from SGD 450,000 to SGD 650,000 depending on flat type, floor, and condition. Rental rates for 3- to 4-room flats average around SGD 2,500 to SGD 3,300 per month. Private condominiums in Yishun East command prices in the ballpark of SGD 1,700 to SGD 2,200 psf. These figures are estimates and subject to fluctuation depending on market conditions.

Fun Fact

Despite the high population and density, Yishun East includes direct access to green features such as Yishun Park and pond connectors, helping to soften the otherwise urban environment. Its position adjacent to Yishun Central gives many units in Yishun East walkable access to shopping and transit nodes.
