Waterway East is a subzone of the Punggol district in Singapore, designed as part of the modern transformation of Punggol into a waterfront town. It is known for its high-density residential estates, proximity to scenic waterfronts, and excellent connectivity to the rest of the island. The subzone borders Punggol Canal to the northeast, Pasir Ris Wafer Fab Park to the southeast, Punggol Field to the southwest, and Punggol Town Centre to the northwest.
The name "Punggol" (榜莪, páng é in pinyin) derives from a Malay term meaning "to throw sticks at branches of fruit trees to dislodge the fruit". The subzone name "Waterway East" reflects its location along the eastern section of the Punggol Waterway, a man-made river designed as part of the town’s identity as Singapore’s first eco-town.
The development of Waterway East began in the late 2000s as part of the Punggol 21+ Master Plan. With the completion of the Punggol Waterway in 2011, the area rapidly transformed into a popular residential precinct featuring waterfront living, parks, and walkable estates. Its growth reflects Singapore’s urban planning approach that integrates housing with natural and recreational elements.
Waterway East spans 1.489 sq km and is strategically positioned along the Punggol Waterway. To its northeast lies Punggol Canal, while the southeast boundary adjoins Pasir Ris Wafer Fab Park. It also shares borders with Punggol Field and Punggol Town Centre. The subzone is dominated by high-rise HDB estates with a waterfront orientation.
As of 2024, Waterway East has an estimated population of 54,260, with a density of 36,435 residents per sq km. The population grew by 1.8% from 2020 to 2024, indicating steady growth due to new housing completions. The demographic profile is youthful, with many families with young children, reflecting the popularity of Punggol as a residential destination for new homeowners.
The subzone is primarily residential, with large-scale HDB projects that feature integrated amenities such as childcare centres, supermarkets, and community plazas. Green corridors and waterfront promenades give the area a lifestyle-focused character, aligning with Punggol’s branding as a "waterfront town of the 21st century".
Waterway East is well-connected by the Punggol MRT Station on the North East Line and the Punggol LRT system. Stations such as Riviera LRT and Coral Edge LRT serve residents within the subzone. The area is also accessible by bus services linking to the Punggol Temporary Bus Interchange. For drivers, the Tampines Expressway (TPE) provides direct connectivity to other parts of Singapore.
Residents enjoy a range of amenities, including primary and secondary schools, healthcare clinics, and retail outlets. Nearby facilities in Punggol Town Centre such as Waterway Point, Punggol Regional Library, and the Polyclinic enhance convenience. The area also benefits from access to recreational amenities like the Punggol Waterway Park and coastal boardwalks.
Waterway East is strongly associated with waterfront living. Its scenic promenades, eco-friendly designs, and vibrant housing clusters create a distinct identity within Punggol. The subzone epitomises the vision of a modern, sustainable town integrated with nature.
Most housing in Waterway East comprises HDB flats, ranging from 3-room to 5-room units. Resale prices for a 4-room flat typically range between SGD 520,000 and SGD 680,000 in 2024, while rental rates average around SGD 2,500 to SGD 3,200 monthly. Executive condominiums in the broader Punggol area offer alternatives for those seeking private housing, often priced at around SGD 1,200 to SGD 1,400 per square foot.
The Punggol Waterway, which defines Waterway East, was designed as a “Venice of Punggol” concept, making it one of the few residential areas in Singapore with extensive waterfront promenades integrated into everyday living spaces.
