Sembawang North is a subzone within the Sembawang Planning Area in northern Singapore. It is a largely residential neighbourhood that has developed alongside the rest of Sembawang town, offering a mix of public housing, schools, and community amenities. Bordered by industrial zones and other residential subzones, it represents an important part of the wider urban structure of northern Singapore.
The name Sembawang North (三巴旺北, Sānbāwàng Běi) reflects its geographical location within the northern portion of the Sembawang estate. “Sembawang” itself is believed to have been named after the Mesua ferruginea, a hardwood tree native to the area, which was once common in northern Singapore.
The area that forms present-day Sembawang North was once part of the British naval base zone that shaped much of the region’s early identity. Following the withdrawal of British forces in the late 1960s, the land was progressively redeveloped into residential and supporting uses. Public housing expansion under the Housing and Development Board (HDB) transformed Sembawang North into a suburban estate from the 1980s onward, attracting families seeking affordable housing.
Sembawang North spans 1.394 sq km and is located in the northern part of the Sembawang Planning Area. To the northeast, it borders The Wharves, while Admiralty lies to the east. To the south is Sembawang Central, while Senoko South and Senoko North define its western edge. This positioning places it between residential and light industrial zones, giving it a mixed urban character.
As of 2024, the population of Sembawang North is estimated at 25,730 residents1. The demographic profile is similar to other heartland estates, with a broad mix of families, young professionals, and elderly residents. The high density of HDB flats fosters an environment where multigenerational households are common, in line with national housing trends.
The subzone is primarily residential, with high-rise HDB flats forming the majority of housing stock. Supporting facilities such as schools, small shops, and community amenities are interspersed within the housing clusters. Its proximity to Senoko’s industrial areas creates a contrast, as the subzone sits at the transition between Singapore’s residential estates and industrial facilities.
Sembawang North is well integrated into Singapore’s public transport network. The nearest MRT access is via Sembawang MRT Station on the North-South Line, located just south of the subzone. Future developments under the Thomson-East Coast Line will improve connectivity further, with Woodlands and surrounding areas offering interchange options. Road access is provided by Sembawang Road and Gambas Avenue, which connect the estate to the rest of northern Singapore and central regions.
Sembawang North benefits from amenities shared across the greater Sembawang town. Neighbourhood centres provide essential retail, food, and services, while schools and childcare centres cater to the family-oriented demographic. Larger facilities, such as Sun Plaza shopping mall and the Sembawang Public Library, are located nearby in adjoining subzones. The area is also close to Sembawang Park and coastal green spaces, which offer leisure and recreational options.
Sembawang North combines the character of a typical heartland estate with its proximity to Singapore’s industrial north. This juxtaposition has shaped its identity as both a residential neighbourhood and a community that supports industrial employment in nearby Senoko. The naval heritage of Sembawang continues to influence its cultural backdrop, with many residents proud of the town’s maritime past.
While the subzone itself is mostly residential, residents have easy access to notable attractions in the wider Sembawang area. These include Sembawang Hot Spring Park, Singapore’s only natural hot spring, and Sembawang Park, which preserves traces of the area’s naval history. Nearby Senoko industrial estate also reflects Singapore’s economic development and its role in food and logistics industries.
Housing in Sembawang North is dominated by HDB flats ranging from 3-room to executive apartments. Average sizes range from 67 sq m for smaller units to over 120 sq m for larger flats. As of 2024, resale HDB flats typically sell between SGD 380,000 and SGD 630,000 depending on flat type and age. Rental prices for a 4-room unit range between SGD 2,200 and SGD 3,000 monthly. Private residential developments are limited but may increase as redevelopment plans expand northwards.
A fun fact about Sembawang North is its proximity to Senoko Power Station, one of Singapore’s key energy facilities. Many long-time residents recall seeing the distinctive chimneys as a landmark, symbolising the industrial identity of the north.
