One North is a distinctive subzone located within the Queenstown Planning Area of Singapore. It is internationally recognised as a hub for research, innovation, and technology, while also offering modern housing and green spaces. Positioned between Ghim Moh to the north and National University of Singapore Subzone to the west, One North is both a working environment for scientists, entrepreneurs, and students, and a thriving residential district.
The name one-north (sometimes stylised as one-north) refers to Singapore’s geographical location, approximately one degree north of the equator. In Chinese, it is written as 纬壹 (pinyin: wěi yī), reflecting its branding as a hub for research, technology, and creative industries. The name was officially introduced in 2001 when the development was launched by Singapore’s then Deputy Prime Minister Tony Tan.
One North was conceived in the late 1990s as part of Singapore’s long-term vision to create a world-class research and development hub. It was officially launched in 2001, and its masterplan was prepared by British architect Zaha Hadid. Over the years, the subzone has developed into a dynamic cluster comprising Biopolis (for biomedical research), Fusionopolis (for physical sciences, engineering, and IT), and Mediapolis (for digital media and creative industries). Residential developments and recreational spaces were also incorporated to create a “work-live-play-learn” environment.
The subzone is situated in the southwestern part of Queenstown. It is bordered by Ghim Moh to the north, Tanglin Halt to the east, Queensway to the southeast, Kent Ridge to the southwest, National University of Singapore Subzone to the west, and Dover to the northwest. The terrain is gently undulating, with significant portions set aside for institutional and commercial use.
As of 2024, One North has a population of 1,010 residents, spread over 2.003 sq km, giving it a density of 504.1 per sq km. The population has grown by 8.8% between 2020 and 2024, reflecting the increasing appeal of the subzone as a residential location for professionals, academics, and expatriates working in the nearby research hubs and universities.
One North is primarily characterised by its mixed-use developments integrating office spaces, laboratories, educational institutions, and residential projects. The precinct is divided into clusters such as Biopolis, Fusionopolis, Mediapolis, and Vista Exchange. Green spaces and landscaped parks are interspersed across the district, creating a balance between modern architecture and natural surroundings.
The subzone is well connected by public transportation. one-north MRT Station on the Circle Line serves the area, providing direct access to other parts of Singapore. The station sits at the heart of the district, adjacent to Fusionopolis. Additionally, Buona Vista MRT Station, an interchange between the Circle Line and the East–West Line, lies nearby, offering greater accessibility. Road connections link the area to the Ayer Rajah Expressway and major arterial routes to the city centre and western Singapore.
While One North is mainly known for its research hubs, it also offers amenities catering to residents and workers. Rochester Mall and The Star Vista provide retail and dining options, while recreational parks such as one-north Park and nearby Holland Village serve as social spaces. Educational institutions, including INSEAD Asia Campus and ESSEC Business School, also contribute to the international character of the subzone.
The identity of One North is deeply tied to its role as a centre of innovation. Its architecture, with iconic buildings such as Fusionopolis and Biopolis, showcases cutting-edge design. The community is cosmopolitan, with a mix of locals and expatriates working in science, media, and education. The blend of greenery, urban design, and creative culture has made One North a symbol of Singapore’s knowledge-based economy.
Housing in One North includes a mix of private condominiums, serviced apartments, and newer residential complexes. While no traditional HDB estates are located within the subzone itself, nearby areas such as Ghim Moh and Tanglin Halt provide public housing options. Condominiums like One North Residences and The Rochester attract professionals working in the precinct. Property prices are generally higher than the national average due to the area’s prestige, proximity to educational institutions, and convenience. Rental rates are competitive, catering especially to expatriates and business professionals.
One North is one of the few places in Singapore where an internationally renowned architect, Zaha Hadid, was directly involved in shaping the masterplan. The distinctive urban layout is a hallmark of her innovative approach to architecture and planning.
