Northshore is a subzone in the northeastern region of Singapore, forming part of the Punggol district. It is known for its modern, high-density residential estates and its scenic location along the Straits of Johor. The area is also the site of Singapore’s first smart public housing precinct, making it a showcase of urban innovation.
The name “Northshore” is written in Chinese as 北海岸 (Běihǎi’àn), literally meaning “northern shore.” It reflects the subzone’s coastal position along the Straits of Johor, emphasizing its identity as a waterfront residential area.
The Northshore area was historically undeveloped coastline. Its transformation began under the Punggol 21+ master plan, which envisioned Punggol as a model “Waterfront Town of the 21st Century.” Development accelerated in the mid-2010s, with Northshore District designed as the first smart and sustainable public housing precinct in Singapore1. Smart technologies such as energy-efficient lighting, pneumatic waste collection, and enhanced digital infrastructure were piloted here.
Northshore occupies a coastal position in Punggol. It is bounded by the Straits of Johor to the north, the Punggol Canal subzone to the southeast, and Punggol Town Centre to the south. Its waterfront location provides both scenic views and recreational opportunities for residents.
As of 2024, Northshore has a population of 18,420. The population has grown rapidly, recording a 152% increase between 2020 and 2024, reflecting the completion of new housing projects and the move-in of young families. The demographic profile is similar to that of Punggol overall, with a youthful population and many first-time homeowners.
Northshore is primarily residential, with high-rise public housing estates designed with smart features and coastal themes. The area integrates greenery, waterfront promenades, and community amenities, contributing to its identity as a modern, eco-friendly neighbourhood. Its character emphasizes digital readiness, sustainable living, and family-oriented spaces.
Northshore enjoys good connectivity through the Samudera LRT Station, Sotong Panjang LRT Station, and other stops on the Punggol LRT Line, which link to Punggol MRT Station on the North East Line. Road access is provided by the Tampines Expressway, connecting Punggol to the rest of Singapore. Cycling paths and the North Eastern Riverine Loop further enhance accessibility within the area.
Northshore residents benefit from amenities such as neighbourhood centres, preschools, and healthcare facilities. Northshore Plaza, a waterfront shopping mall opened in 2021, provides retail, dining, and lifestyle options for the community2. Parks, coastal boardwalks, and playgrounds contribute to the quality of life in this subzone.
Northshore is strongly associated with innovation, being Singapore’s pilot “smart” precinct. Its neighbourhood identity is built on sustainability, digital readiness, and its proximity to the sea. The smart infrastructure and scenic coastal environment distinguish it from other subzones in Punggol.
Housing in Northshore consists mainly of new BTO flats completed between 2016 and 2023. Flat sizes range from 3-room to 5-room units, averaging 70 to 120 sqm. As of 2024, resale 4-room flats in Northshore average SGD 550,000–650,000, reflecting its appeal as a waterfront smart district. Private housing options are limited but may emerge as development matures, with rental rates for HDB flats averaging SGD 2,800–3,500 per month3.
