The Nicoll Subzone is a strategic district within the Downtown Core Planning Area of Singapore. Covering 0.4791 sq km, Nicoll is primarily a commercial and mixed-use area with limited residential presence. It is bordered by Kampong Bugis to the north, Marina Centre to the south, City Hall Subzone to the southwest, Kampong Glam to the west, and Crawford to the northwest.
Nicoll Subzone lies along the eastern portion of the Downtown Core and serves as a connector between the commercial hub of Marina Centre and the cultural district of Kampong Glam. Major streets such as Nicoll Highway and Beach Road run through the subzone, linking it seamlessly to surrounding areas.
As of 2024, Nicoll Subzone has no permanent residential population1. Its daytime population is largely composed of office workers, shoppers, and visitors, reflecting the subzone’s commercial character.
The subzone is dominated by high-rise commercial buildings, hotels, and retail complexes, with a few cultural landmarks. It hosts offices, convention centres, and shopping destinations, giving it a bustling, professional atmosphere during weekdays.
Nicoll is well-served by public transport. The Nicoll Highway MRT Station provides access to the Circle Line, while major roads like Nicoll Highway, Rochor Road, and Beach Road ensure excellent connectivity to the rest of the Downtown Core and beyond.

Nicoll Subzone is recognised as a commercial and professional hub with easy access to heritage and entertainment districts. It is less residential and more oriented towards business and leisure visitors.

Nicoll Subzone is primarily composed of office towers, hotels, and retail complexes. There are no HDB flats, and residential units are limited to serviced apartments. Office rentals typically range from SGD 8–18 per square foot per month, depending on building quality and location. Serviced apartment rentals start around SGD 4,500 per month for small units.
Nicoll Subzone is named after Nicoll Highway, which itself commemorates Sir John Nicoll, the Colonial Secretary of Singapore in the 1950s. The area has transformed from a highway-side zone to a bustling commercial corridor.
