Loyang Avenue is a significant arterial road in the eastern region of Singapore, stretching about 4.67 km. It connects Tampines Expressway and Tampines Avenue 7 in the southwest to Telok Paku Road in the northeast. The road straddles postal District 17, with a short stretch bordering District 18, and passes through both Pasir Ris and Changi planning jurisdictions. The nearest MRT access is Tampines East MRT Station (DT33) on the Downtown Line extension.
The corridor that became Loyang Avenue evolved with the expansion of Pasir Ris and eastern Singapore in the late 20th century. Originally, parts of the route were known as Kuala Loyang Road before being realigned and widened to form the modern Loyang Avenue. 6 The name “Kuala” refers to estuary in Malay, hinting at the area's earlier swampy and mangrove terrain. 6 The expansion accommodated industrial parks, airport-adjacent facilities, and residential growth along the eastern fringe.
The name “Loyang” means “brass” or “tray” in Malay, and it has long been applied to the subzone in the Pasir Ris/Changi area. 2 As the corridor was developed, the historic Kuala Loyang designation was dropped in favor of a unified “Loyang Avenue” name to reflect the broadened function and alignment of the route. 6
Loyang Avenue traverses a diverse mix of land uses. On its western side (in Pasir Ris), you'll find residential estates, town amenities, and commercial spots. As the road pushes eastward, it transitions into more industrial and aviation-adjacent zones, partly due to its proximity to Changi Airport. The road supports heavy vehicle traffic, especially servicing industrial factories, logistics facilities, and airport support infrastructure.

Condo data: The Loyang Valley condominium (99-year leasehold, built 1985) lies along Loyang Avenue. Its unit transactions show psf in the range of about SGD 1,060 (e.g. 1,873 sq ft used) in recent listings. 11 Rental rates for smaller units have been ~SGD 1,113 to SGD 3,700 depending on size and layout. 11
Landed / industrial: There are also landed properties and industrial plots near Loyang Avenue. For example, SRX lists two landed properties for sale near Loyang Avenue: a 3,000 sq ft corner terrace for ~SGD 2.65 million, and a bungalow of 10,000 sq ft listed around SGD 13.5 million. 17
Compared to core central districts, property values along Loyang Avenue tend to be lower per square foot given the distance from city center and mix of land uses, though the presence of private condos and landed homes gives price variation.
The nearest MRT for many on the western end is Tampines East MRT Station (DT33), part of the Downtown Line extension. Future expansion includes a proposed Loyang MRT station (CRL) underneath Loyang Avenue as part of the Cross Island Line, scheduled for completion around 2030. 21
Loyang Avenue is served by multiple bus stops along its length, particularly feeding residential, industrial and transit nodes. Bus routes are generally those connecting Pasir Ris, Tampines, Changi, and eastern estates. (e.g. buses diverting around road closures). 14
One interesting fact: Loyang Avenue was once part of the alignment known as “Kuala Loyang Road” before redevelopment and widening. 6 The road was especially critical for freight and airport-adjacent traffic, often avoided by passenger-oriented routes in early airport planning. 8
Another local lore is that Loyang was considered haunted by restless souls from wartime, due to its proximity to Changi Beach and old POW camps during Japanese occupation. 6 While largely anecdotal, this history adds a layer of mystery to the region.
