The character of Boundary Road is largely residential, with a calm and leafy environment. Many of the houses are semi-detached or terraced units, complemented by modern condominium developments. The area is known for its family-friendly vibe, with schools, childcare centres, and parks within walking distance. Mature trees line parts of the road, giving it a pleasant suburban feel.

Condominiums in the vicinity are priced between SGD 1,600 to 2,100 per sq ft, with a 1,000 sq ft (93 sq m) unit fetching around SGD 1.7–2.1 million.
Rental rates are also competitive compared to the rest of Singapore. A typical 3-bedroom condominium near Boundary Road rents for about SGD 4,200–5,000 per month, while larger landed homes may rent for SGD 7,000–9,000 per month, depending on condition and furnishing.
The nearest MRT station is Lorong Chuan MRT Station on the Circle Line, which provides quick access to Bishan, Serangoon, Paya Lebar, and the Central Business District. Future connectivity will improve with the development of the Cross Island Line, which will intersect at nearby hubs.
Bus services operate along both ends of Boundary Road, particularly at Upper Serangoon Road, where multiple routes connect commuters to central and northern Singapore. Local bus stops along the road itself provide access to feeder services that link to Serangoon Interchange.
A fun fact about Boundary Road is that it once literally marked the “boundary” between different village communities in Serangoon. Some long-time residents still recall when parts of the area were kampongs with zinc-roof houses before redevelopment. Today, the name remains a reminder of the area’s transition from rural edge to suburban heartland.
