M Amaya (GPS: 5.28403, 100.29007) is a freehold serviced residence under development within the Southbay City township in Batu Maung, Penang. Developed by Vienna View Development Sdn Bhd, a wholly owned subsidiary of Mah Sing Group Berhad, the project comprises 833 residential units in a 37-storey tower with built-up areas ranging from 721 sq ft to 1,432 sq ft. Announced in 2026, the development forms part of the continuing expansion of Southbay City, a mixed-use waterfront township at the southern tip of Penang Island. M Amaya was officially launched in July 2026 as one of the latest residential components within the Southbay City master-planned township. The project is undertaken by Vienna View Development Sdn Bhd, the development arm of Mah Sing Group for Southbay City. According to the developer, the first release of units recorded a strong take-up shortly after launch, reflecting continued residential demand in the Batu Maung and Bayan Lepas area.1
The development forms part of Mah Sing Group's ongoing expansion of Southbay City, which has gradually evolved from a reclaimed waterfront precinct into a mixed-use township comprising residential, commercial and lifestyle components. Besides residential accommodation, the township is planned to incorporate retail, recreational and community facilities to support its growing population.2
M Amaya occupies a site of approximately 4.8 acres within Southbay City. The residential component consists of a single 37-storey tower containing 833 serviced residence units above a podium that accommodates parking and shared facilities. The project has been planned to maximise natural lighting and ventilation while providing a range of apartment sizes suitable for different household requirements.1
The development is being constructed on freehold land, allowing purchasers permanent ownership of their properties. As a serviced residence, the project combines residential accommodation with facilities typically associated with contemporary high-rise developments, while remaining suitable for owner occupation as well as long-term investment.
