Real Estate Review: Harmony View, off Perak Road

Harmony View is a 23-storey lower-medium cost apartment along Lintang Slim, off Perak Road, Penang. It is one of the projects in the Perak Road neighbourhood developed by Belleview Group. Harmony View is built on freehold land and was completed in 2009. At time of writing (Sept 2009), it has not been occupied yet. Each 3 bedroom 2 bathroom apartment unit is about 665 square feet in size. Estimated selling price is between RM120,000 to RM150,000. Estimated monthly rental is between RM450 to RM550. The maintenance fee is RM0.20 per square foot per month.

Facilities

Facilities include security, smart access, parking lot, gymnasium, jogging track, and landscaped garden.

Location

Harmony View is just 3.6 km from Magazine Circus. While it is of an ideal distance from the city centre, it is also located in a high density area, which means you can expect a degree of congestion and noise.

Public Transport

Rapid Penang Bus 10 pass through Perak Road.

Amenities

The nearest schools are Sekolah Jenis Kebangsaan (Cina) Kheng Tean, Sekolah Kebangsaan Jelutong, Convent Green Lane and Sekolah Rendah Jenis Kebangsaan (Cina) Jelutong. The nearest market is the Jelutong Market. The nearest supermarket is Sunshine Jelutong while the nearest hypermarket is Tesco Penang. The nearest petrol station is the Mobil at Jalan Jelutong. The nearest hospital is Lam Wah Ee Hospital.

Traffic

Traffic along Perak Road is heavy throughout the day. On Fridays there is a pasar malam at neighbouring Taman Kheng Tian, which is both a shopping opportunity as well as a source of congestion.
