Sungai Besi is a well-established township in the southern part of Kuala Lumpur. Once known for its tin mining and industrial activities, Sungai Besi has transformed into a key suburban area featuring a mix of residential, commercial, and institutional developments. Its strategic location near major expressways and transit routes continues to shape its role as an important urban gateway to the city.
Sungai Besi has a long history dating back to the late 19th century, when it emerged as one of the earliest tin mining settlements in Kuala Lumpur. The name “Sungai Besi,” which literally means “Iron River” in Malay, was derived from a small river that once flowed through the area — a tributary of Sungai Kerayong noted for its reddish, iron-rich soil and mining activity along its banks. Although much of this river has since been canalised or absorbed into the city’s drainage network, it gave the township its enduring name. Over time, the settlement evolved into a small industrial hub with factories, workshops, and a railway connection. It also became home to the Royal Malaysian Air Force (RMAF) Base Sungai Besi, which operated until its relocation to Sendayan1.
Today, Sungai Besi remains a busy urban community with a blend of old and new developments. The original town centre features traditional shoplots and eateries, while newer residential projects and industrial parks have emerged along Jalan Sungai Besi. The area’s diverse population reflects Kuala Lumpur’s multicultural character, with local markets, temples, mosques, and schools serving long-time residents and newcomers alike2.
Sungai Besi benefits from exceptional connectivity. The Sungai Besi MRT Station on the MRT Putrajaya Line links the area to destinations such as Tun Razak Exchange, Cyberjaya, and Putrajaya. The Sungai Besi KTM Komuter Station offers rail connections toward Seremban and Kuala Lumpur Sentral. Major roads like the Lebuhraya Sungai Besi, Federal Highway, and KL–Seremban Expressway provide easy access by car, while several Rapid KL routes serve local commuters3.
Real estate in Sungai Besi comprises a variety of properties, from older terrace houses and low-cost apartments to modern condominiums and commercial buildings. Redevelopment initiatives near Bandar Malaysia and the MRT corridor have attracted new investors. As of October 2025, residential prices typically range from RM300,000 for older units to over RM1.2 million for newer, high-rise developments4.
Sungai Besi is close to several notable landmarks. The massive Bandar Malaysia development is located just to the north, while Terminal Bersepadu Selatan (TBS), Kuala Lumpur’s main intercity bus terminal, lies nearby. Other nearby attractions include Kuchai Entrepreneurs Park and Seri Kembangan Market, both popular among locals for food and shopping5.
The former RMAF Sungai Besi Air Base was Malaysia’s first air force base, established in 1941 during the British colonial era. Its site will be redeveloped as part of the Bandar Malaysia mega project6.
