Setiawangsa is an established residential neighbourhood in the northeastern part of Kuala Lumpur. Situated approximately 7 kilometres northeast of Dataran Merdeka, the traditional Zero Mile of the city, it is a popular area for middle- to upper-middle-class families seeking quiet suburban living close to the city centre.
Setiawangsa began developing in the late 1980s and 1990s as part of Kuala Lumpur’s suburban expansion eastward toward Ampang. It was originally planned as a low-density residential enclave to complement nearby Kampung Datuk Keramat and Ampang. The neighbourhood’s name, “Setiawangsa,” reflects values of loyalty and honour, and its residential design incorporates landscaped parks and cul-de-sac streets that foster a family-oriented environment1.
Setiawangsa is often described as a serene hillside neighbourhood with a balance between greenery and urban convenience. The area offers scenic views of the Kuala Lumpur skyline, particularly from the elevated precinct of Bukit Setiawangsa. Residents enjoy a calm environment that contrasts with the bustle of downtown Kuala Lumpur, while still being close to major amenities2.
Housing in Setiawangsa ranges from landed terrace and semi-detached homes to modern condominiums. Bukit Setiawangsa, located on higher ground, features premium bungalows and gated communities with panoramic city views. As of mid-2025, property prices in the area average between RM700,000 for terraced houses and over RM2 million for detached homes, while condominium units are priced from around RM400,000 upwards. Monthly rentals typically range from RM1,800 to RM4,000 depending on size and location3.
Setiawangsa is well connected by public transport and major roads. The Setiawangsa LRT Station on the Kelana Jaya Line provides convenient rail access to central Kuala Lumpur and Kelana Jaya. The neighbourhood is also served by Rapid KL buses. Motorists can easily access the city via Jalan Jelatek, Jalan Setiawangsa, and the Ampang–Kuala Lumpur Elevated Highway (AKLEH, E12).
Parts of Bukit Setiawangsa are nicknamed “the Hollywood Hills of Kuala Lumpur” by locals, due to the area’s elevated homes overlooking the glittering night skyline of the city4.
