USJ, short for UEP Subang Jaya, is a thriving suburban township within the Subang Jaya City Council (MBSJ) area of Selangor, Malaysia. Originally developed as an extension of Subang Jaya by UEP Properties (now Simedarby Property) in the late 1980s, USJ has since grown into one of the most dynamic and self-sufficient residential and commercial zones in the Klang Valley. 1
The development of USJ began in the late 1980s as part of a planned expansion of Subang Jaya to accommodate the growing population of Petaling District. UEP Properties, the developer behind the original Subang Jaya township, designed USJ as a modern suburban area featuring spacious residential neighbourhoods, ample commercial areas, and integrated community amenities. 2
By the mid-1990s, USJ had become a highly desirable address, with a strong mix of landed housing and commercial zones such as USJ Taipan emerging as one of the Klang Valley’s most popular business districts. 3
USJ is known for its well-planned layout and balanced mix of residential, commercial, and industrial sectors. It comprises more than 20 residential precincts, numbered from USJ 1 to USJ 27, each with its own parks, schools, and local amenities. USJ also includes commercial areas such as USJ Taipan (USJ 10), USJ 9 Business Centre, and USJ Summit, which host restaurants, offices, and retail outlets. 4
The area is also home to light industrial zones such as USJ 1 Industrial Park and Taman Perindustrian UEP, contributing to local employment and economic diversity. 5
The property market in USJ is mature, with high demand for both residential and commercial properties due to its strategic location and connectivity. Landed properties such as terrace and semi-detached houses are the most common, though newer developments have introduced condominiums and serviced apartments catering to younger buyers and professionals. 6
Commercial properties around USJ Taipan remain among the most valuable in Subang Jaya, attracting businesses, retail outlets, and eateries. The area’s proximity to schools, hospitals, and major highways adds to its desirability. 7
USJ is exceptionally well-connected through a network of major expressways, including the Shah Alam Expressway (KESAS, E5), Damansara–Puchong Expressway (LDP, E11), and New Pantai Expressway (NPE, E10). Additionally, the Maju Expressway (MEX, E20) and North–South Expressway Central Link (ELITE, E6) provide further regional connectivity. 8
The Subang Jaya LRT station connects residents to the Kelana Jaya Line and the KTM Komuter network, while the newer USJ 7 station offers direct access to the LRT and BRT (Bus Rapid Transit) systems linking USJ to Puchong and Bandar Sunway. 9
The abbreviation “USJ” originally stood for “UEP Subang Jaya,” after the developer, United Estates Projects (UEP). Over time, the name became synonymous with the entire township rather than just its developer. 10
