Bandar Sungai Long (BSL) is a well-established township in Kajang, Selangor, developed from former rubber plantation land, combining golf-course living, academic institutions, diverse housing and modern amenities. 1
Bandar Sungai Long was built on land that had been rubber plantations, by SHL Consolidated Berhad, beginning in 1989. 1 The development was intended as a self-sustaining township and was designed with a “leisure living” theme, centring residential neighbourhoods around the Sungai Long Golf & Country Club. 1 Over time, growth included academic institutions like Universiti Tunku Abdul Rahman (UTAR), added in 2002, enhancing the township’s appeal. 12
Bandar Sungai Long is relatively mature, with a mix of landed and high-rise properties, commercial areas, institutions and green/recreational spaces. Middle to upper-middle income families form much of its residential demographic. 1 The aesthetic of the township includes varied architectural styles (Mediterranean, Tudor, Colonial, Romanesque) and homes often set around landscaped surrounds and leisure amenities. 2
The property market in Bandar Sungai Long has seen strong growth. The median selling prices for residential properties hover around RM600,000, with per square foot (psf) values varying depending on type and location. 2 Landed properties such as terrace, semi-detached and detached homes exist alongside higher density options like condominiums and low-rise apartments. 12
For commercial properties, shop-offices in prime streets (e.g. Jalan SL 1/2-1/4) have commanded prices in the RM2.2-2.6 million range, with rental yields around 4% for some shop-office units. 1 Landed housing estates such as Sungai Long 13 show current market prices in the RM780,000-RM1,100,000 range for 1,900-2,500 sf terrace units. 27
Bandar Sungai Long is well connected via roads. The Kajang Dispersal Link Expressway (SILK) is one major route serving the township. 12 Access to other highways and neighbouring townships make it feasible to commute to Kuala Lumpur, Petaling Jaya or Kajang. Travel times are cited as about 30-40 minutes to Petaling Jaya, depending on traffic. 1
Public transport includes Rapid KL feeder buses (e.g. route T453) and trunk buses (e.g. route 590) connecting to MRT/BRT hubs and KL-Cheras areas. 121 Future infrastructure like the Sungai Buloh-Kajang MRT line (with nearby stations) is expected to benefit Bandar Sungai Long. 2
Bandar Sungai Long was originally designed for about 10,000 residents, but its growth over time has far exceeded that design. 121 Also, the use of raw brick in many of its shop houses and homes gives parts of Sungai Long a distinctive visual character uncommon in some newer suburbs. 1
