Bandar Tun Razak is a well-established township located in the southeastern part of Kuala Lumpur. Situated about 10 kilometres from the city centre, it is a green and spacious neighbourhood known for its mix of residential, recreational, and educational facilities. The area is bordered by Cheras to the north, Bandar Sri Permaisuri to the west, and Bandar Tasik Selatan to the south1.
The area now known as Bandar Tun Razak was originally developed in the late 1970s under the name Permaisuri, as part of a housing initiative by Kuala Lumpur City Hall (DBKL). It was later renamed to honour Malaysia’s second Prime Minister, Tun Abdul Razak Hussein. The township’s development was guided by a vision of providing affordable homes within a green, suburban setting, while maintaining easy access to the city centre2.
Bandar Tun Razak has a suburban atmosphere despite its proximity to downtown Kuala Lumpur. It is characterised by tree-lined streets, parks, and community spaces such as Taman Tasik Permaisuri, one of the city’s most popular recreational lakes. The area is home to government quarters, schools, healthcare facilities, and sports complexes including the Stadium Bolasepak Kuala Lumpur (KLFA Stadium)3.
The neighbourhood offers a mix of landed homes, medium-cost apartments, and public housing flats. Many properties here date from the 1980s and 1990s but have been refurbished over the years. As of October 2025, the average price for a double-storey terrace house ranges between RM700,000 and RM900,000, while apartment units typically range from RM250,000 to RM400,000. Monthly rentals start at around RM1,000 for flats and up to RM2,000–RM2,500 for larger terrace homes4.
Bandar Tun Razak is served by the LRT Sri Petaling Line via the Bandar Tun Razak Station, offering direct access to the city centre and suburban areas such as Bukit Jalil and Sri Petaling. The nearby Bandar Tasik Selatan Interchange provides connectivity to the KTM Komuter, KLIA Transit, and intercity bus services at Terminal Bersepadu Selatan (TBS). Major highways in the area include the East–West Link Expressway (Salak Expressway, E37) and the Kuala Lumpur–Seremban Expressway (E37), ensuring excellent road accessibility5.
Among the most visited spots in Bandar Tun Razak is Taman Tasik Permaisuri, a scenic urban park with jogging trails, lakeside pavilions, and picnic areas. The nearby Kuala Lumpur Sports Complex and Hospital Canselor Tuanku Muhriz (HCTM UKM) are major landmarks. Several local markets, eateries, and small retail hubs serve residents’ daily needs, while larger shopping malls are accessible in nearby Cheras and Bandar Sri Permaisuri6.
A lesser-known fact about Bandar Tun Razak is that its name once referred only to the administrative sub-district, not the residential township itself. Over time, the term became synonymous with the entire neighbourhood, symbolising its evolution from a civic district into a thriving residential suburb7.
