Lebuhraya Sultanah Bahiyah is one of Alor Setar’s most important arterial routes, connecting Jalan Anak Bukit and Jalan Sultanah in the north to Exit 177 of the North–South Expressway in the south. Skirting the western side of the city centre, the highway provides a crucial bypass for traffic between northern and southern Kedah, reducing congestion in the urban core. 1–3
Beginning in the north near the junction of Jalan Anak Bukit and Jalan Sultanah, Lebuhraya Sultanah Bahiyah heads southward through mixed-use zones before merging into the North–South Expressway’s Alor Setar Selatan interchange (Exit 177). Along its course, it intersects with key local roads and offers access to commercial districts, residential areas, and public facilities. 1–2
Northern link: Jalan Anak Bukit and Jalan Sultanah connect directly into the city centre, providing routes toward government offices, banks, and heritage landmarks. 1
Southern link: Exit 177 (Alor Setar Selatan) links to the North–South Expressway for rapid travel to Sungai Petani, Penang, and Kuala Lumpur. 2
Constructed as part of an urban traffic management plan in the late 20th century, Lebuhraya Sultanah Bahiyah was designed to reduce heavy vehicle traffic in the historic city core. Named in honour of Sultanah Bahiyah binti Tan Sri Tengku Abdul Rahman, a beloved Kedah royal consort, the route has since become an indispensable part of the city’s transport framework. 3,8
The highway today is a multi-lane thoroughfare with landscaped medians and relatively smooth traffic flow. During peak hours, it serves as a preferred route for commuters heading to southern Kedah or bypassing the city entirely. Numerous businesses, petrol stations, and food outlets have sprung up along its length. 2–4
Property along and near the highway benefits from high accessibility. Median residential prices in Alor Setar from April 2024 to March 2025 stood at ~RM350,000 (~RM188 per sq ft). Proximity to Lebuhraya Sultanah Bahiyah slightly raises prices for commercial plots and mixed-use developments. 9
Common sizes: Terraced homes are generally 1,200–1,800 sq ft (111–167 sq m), while shoplots and offices can exceed 3,000 sq ft (278 sq m). A 1,500 sq ft terrace would be valued around RM280,000 at median rates. 9
Rental trends: Residential units near the highway typically fetch RM1,500–RM2,200/month, with commercial rentals varying widely depending on frontage and traffic exposure. 9
Lebuhraya Sultanah Bahiyah is easily reached from both city and interstate routes. Public buses, taxis, and ride-hailing services operate along much of its length. The southern expressway interchange allows for rapid travel to other Malaysian states. 1–2
